Key Duties & Responsibilities


Principal Responsibilities

  • To lead and manage in overall Leasing functions.
  • To monitor overall monthly sales performance of leasing team and appointed real estate agencies (if any)on marketing activities for leasing to achieve desired sales target, and to propose actions where targets arebelow target.
  • To review weekly sales reports on projects assigned.
  • To overview regular sales and marketing activities to achieve monthly targets on leasing.
  • To develop and execute comprehensive leasing strategy drawing from industry insights and marketknowledge.
  • To analyse market information evaluate trends and development in the business environment and identifyopportunities for the Company.
  • To manage, plan and control the utilisation of marketing budgets.
  • To oversee creation and delivery of press releases, advertisements and other marketing materials.
  • To review ads and publications for suitability and effectiveness.
  • To constantly review updates on market conditions and issues affecting leasing.
  • To overview and supervise research analysis and product conceptualisation proposal for new project.
  • To advocate on behalf of the company brand with external stakeholders and the media across allcommunications channels in relation to leasing aspects.
  • To lead and inspire the leasing team and fostering a culture of excellence and collaboration.
  • To champion sustainable leasing practices and drive environmentally conscious initiatives within the mall.
  • To deliver comprehensive and data-driven reports to top management for actionable insights.

Lease Management

  • To lead and manage team of Leasing staff to develop and execute a comprehensive leasing strategy, drawing from a decade of industry insights and market knowledge.
  • Lead negotiations with potential tenants, leveraging the extensive experience to secure favourable lease terms and rental rates.
  • Implement proven lease renewal and tenant retention strategies to optimise occupancy and revenue.
  • Sales & Marketing staff to ensure achieving the KPIs and company goals as per business plan.

Budget and Financial Management

  • Leverage on the financial acumen to meticulously craft and manage the leasing budget, consistently
    delivering on financial goals and optimising profitability.
  • Implement advanced financial analysis techniques to monitor rental income, expenses, mall's financial performance and presenting insightful reports to senior management.

Team Management

  • Lead and inspire a leasing team, sharing of extensive knowledge and providing mentorship.
  • Foster a culture of excellence and collaboration.

Market Research and Analysis

  • To apply deep understanding of market dynamics to identify trends, potential market gaps, competitive positioning and guiding informed leasing decisions.
  • To analyse complex data and demographics to pinpoint ideal tenants that align with the mall's evolving target market.

Tenant Relations

  • Utilise the wealth of experience to foster strong and enduring relationships with existing tenants, addressing their concerns and ensuring their long-term satisfaction.
  • Act as a highly skilled intermediary between tenants and mall management, resolving complex issues anddisputes with finesse.

Marketing and Promotion

  • Collaborate with the marketing team to execute innovative and results-driven marketing and promotionalcampaigns that maximise tenant and customer engagement.
  • Apply the extensive experience to execute creative promotional events that increase foot traffic and sales.

Expansion and Redevelopment

  • Contribute to the expansion or redevelopment projects.
  • Identify lucrative leasing opportunities and ensuring successful implementation.
  • Develop strategies and financing programs to expand and deepen market depth in specialized segments,particularly the unserved and underserved segments for higher market penetration.

Sustainability and Environmental Initiatives

  • Champion sustainable leasing practices and drive environmentally conscious initiatives within the mall.

Others

  • To implement all policies, activities, procedures, instructions as relevant and required by the qualitymanagement system.
  • To provide and demonstrate the leadership and commitment for the overall implementation of the qualitymanagement system in the department.
  • To take accountability for the effectiveness of the quality management system in the department.
  • To champion sustainable leasing practices and drive environmentally conscious initiatives within the mall.
  • To promote customer focus and improvement in the department.
  • To determine risks, opportunities and plan actions and ensure they are implemented.
  • To ensure all leasing activities strictly adhere to local and national laws and regulations.
  • To craft and review lease agreements with meticulous attention to detail, safeguarding the mall's legalinterests.
  • To deliver comprehensive and data-driven reports to senior management to provide actionable insights forinformed decision-making.
  • To undertake any and all other duties and responsibilities as so instructed by the Management..


Requirement

  • Degree in Business / Marketing or related discipline.
  • At least 10 years of working experience in leasing for shopping malls.
  • Minimum 5 years of management experience and able to lead a team.
  • Proven track record and experience in leasing and crafting of lease agreements.
  • Resourceful in leasing strategies and business writing skills.
  • Knowledge in statutory and regulatory requirements, and guidelines on leasing activities.
  • Familiar with ISO 9001:2015 standard and preparation, implementation and maintenance of the qualitymanagement system will be an added advantage.
  • Strong organisational and analytical skills.
  • A team player and able to interact with all levels of staff.
  • Excellent interpersonal, negotiation and communication skills.
  • Able to perform in a fast-moving environment.
  • Effective time management.
  • Adaptable and flexible to meet organisational requirements.
