About the Role

We are seeking an experienced and visionary Project Director to lead and oversee the full development lifecycle of the company's property projects. This is a senior leadership position responsible for driving project vision, managing cross-functional teams, and ensuring the successful delivery of developments—ranging from residential and commercial to industrial and renovation works. The ideal candidate will possess strong strategic, financial, and technical acumen, and will play a pivotal role in aligning project outcomes with the company's broader corporate goals and financial targets.

 

Job Description

Strategic Planning & Leadership

  • Define the overallproject vision, objectives, and development strategies in alignment withcorporate goals.
  • Lead master planningfor large-scale developments, including residential, commercial,mixed-use, industrial, and asset enhancement/renovation projects.
  • Oversee feasibilitystudies, financial modelling, and investment appraisals to ensure stronggross profit (G.P.) and total construction cost (T.C.C.) optimisation.
  • Ensure projectpipelines are strategically aligned with management expectations andlong-term business plans.


Project Development & Delivery

  • Manage theend-to-end development cycle: from land acquisition and design through toapprovals, construction, handover, and JMB setup.
  • Coordinate witharchitects, engineers, consultants, contractors, and local authorities toensure seamless project execution.
  • Ensure all projectsare delivered on time, within budget, and in accordance with qualitystandards and specifications.
  • Oversee designreviews, tender processes, contract negotiations, and consultantperformance.


Financial & Commercial Management

  • Prepare, monitor,and manage project budgets, including cash flow projections, stage paymentcollections, and consultant/contractor payments.
  • Conduct financialmodelling, cost-benefit analyses, and investment appraisals to supportdecision-making.
  • Apply valueengineering principles to optimise costs without compromising quality,including estimating professional fees, contingencies, and authority fees.
  • Support sales,marketing, and finance teams to maximise commercial returns.

Regulatory & Compliance Oversight

  • Secure all necessaryplanning approvals, permits, and licences from relevant governmentauthorities.
  • Ensure fullcompliance with building codes, environmental laws, safety regulations,and strata title requirements.
  • Implement robustrisk management frameworks to address financial, legal, technical, andoperational risks.


Risk Management

  • Identify potentialproject risks and develop effective mitigation strategies and contingencyplans.
  • Oversee disputeresolution processes with contractors, consultants, or other stakeholderswhen required.


Team Leadership & Talent Development

  • Lead, mentor, andmanage a team of project managers, consultants, and other professionals.
  • Foster ahigh-performance culture, ensuring accountability, continuous improvement,and knowledge sharing.
  • Drive successionplanning and talent development to build future leaders within theorganisation.


Project Execution & Monitoring

  • Monitor projectprogress against established timelines and milestones.
  • Lead tender calling,commercial negotiations, and contractor selections.
  • Ensure timely setupof JMB within one year of project completion.
  • Finalise VOS(Valuation of Services) and final accounts upon project closure.


 

Job Requirements

  • Qualification: Bachelor'sDegree in Architecture, Civil Engineering, Quantity Surveying, or arelated field. A Master's degree or professional registration (e.g.,Registered Architect, Professional Engineer, or equivalent) is highlypreferred.
  • Experience: Minimumof 15–20 years of progressive experience in propertydevelopment, with at least 8–10 years in a seniorleadership or directorial role managing large-scale, mixed-use,residential, commercial, and/or industrial projects.
  • Track Record: Provenexperience in managing the full development cycle from land acquisition toproject handover and JMB setup, with a strong portfolio of successfullydelivered projects.
  • Financial Acumen: Strongcapability in budgeting, financial modelling, cost control, and valueengineering.
  • TechnicalKnowledge: In-depth understanding of building regulations,planning laws, strata title legislation, and construction contracts (e.g.,PAM Contract).
  • RegulatoryKnowledge: Familiarity with local authority submission processes,building codes, and environmental compliance requirements.
  • LeadershipSkills: Demonstrated ability to lead, mentor, and developmultidisciplinary teams, driving performance and accountability.
  • StakeholderManagement: Excellent communication and negotiation skills, withexperience liaising with government officials, landowners, consultants,contractors, and financial institutions.
  • Languages: Proficiencyin English and Bahasa Malaysia is required; proficiency in Mandarin is anadded advantage.
  • Other: Strongproblem-solving skills, risk management capability, and the ability towork under pressure to meet tight deadlines.
