Job Description

Primary Duty (L1)

Lead and drive the end-to-end Asset Management and Marketing function for i-City portfolios. This includes overseeing asset performance, strategic leasing, marketing campaigns, and enhancing the overall value and lifecycle of the property assets.

Responsibilities (L2)Asset Strategy and Performance:
  • Set and execute the overall strategic direction for the asset portfolio to maximize Net Operating Income (NOI) and asset appreciation.
  • Monitor asset performance against benchmarks, managing occupancy levels, and driving tenant retention strategies.
  • Lead and manage internal leasing teams and appointed external agents to ensure optimal tenant mix and revenue growth.

Marketing and Brand Positioning:
  • Plan and execute integrated marketing plans and annual budgets to build the asset's brand and attract high-quality tenants/investors.
  • Drive B2B and B2C marketing campaigns, digital presence, and experiential events to increase footfall or occupancy.
  • Provide data-driven input on asset positioning, rental pricing structures, and value-added service recommendations.
Financial Accountability and Reporting:
  • Manage operational and marketing budgets, ensuring cost-effective execution and high ROI.
  • Prepare high-level dashboards for Management regarding portfolio health, yield analysis, leasing pipelines, and market trends.
  • Conduct financial modeling, including cash flow projections and ROI analysis for asset enhancement initiatives (AEI).
Asset Operations and Compliance:
  • Oversee the day-to-day operational standards of the assets, ensuring a premium experience for tenants and visitors.
  • Manage the documentation process for tenancies, licenses, and renewals, coordinating with legal counsel and finance.
  • Ensure all asset activities comply with internal governance, safety regulations, and statutory requirements.
Market Intelligence and Stakeholder Relations:
  • Conduct continuous competitor benchmarking and market research to identify emerging real estate trends.
  • Build and maintain strong networks with corporate tenants, institutional investors, property consultants, and financial institutions.
  • Oversee the CRM system to track lead generation, tenant satisfaction, and lease expiry profiles.
Customer Experience and Value Creation:
  • Proactively resolve tenant issues and operational discrepancies to maintain brand reputation and long-term retention.
  • Collaborate with internal teams (Project, Facilities, and Finance) to identify and implement Asset Enhancement Initiatives (AEI) that drive value.
Additional Responsibilities:
  • Perform any other duties as assigned by the immediate supervisor.
Requirements
  • Bachelor's degree or higher in Real Estate, Property Management, Business Administration, Finance, or a related field.
  • Minimum 5 years of experience in Real Estate Asset Management or Commercial Leasing, with a proven track record of optimizing asset value.
  • Demonstrated ability to manage leasing teams and supervise external property consultants/agencies.
  • Strong understanding of marketing fundamentals, lead generation for commercial spaces, and campaign performance tracking.
  • Strong analytical skills, specifically in financial modeling, yield calculation, and translating data into actionable asset strategies.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Proactive mindset with the ability to manage complex portfolios in a fast-paced environment.
