About the Role
Exyte is seeking an experienced and commercially driven Senior Quantity Surveyor to join our Project Delivery team in Bayan Lepas, Penang. This role is ideal for a Quantity Surveyor with strong post-contract commercial management experience gained with a General Contractor (GC), particularly on industrial, semiconductor, pharmaceutical, or high-tech construction projects.
The successful candidate will be responsible for managing the commercial aspects of projects from award through final account, with a strong focus on contract administration, variation management, claims preparation and assessment, subcontract administration, and cost control.
Key Responsibilities
Commercial & Contract Management
- Administer all post-contract commercial activities throughout the project lifecycle.
- Ensure compliance with contract terms, project procedures, and company commercial policies.
- Review contract conditions and identify commercial risks and opportunities.
- Support project teams on contractual matters and commercial decision-making.
Claims & Variations
- Lead the preparation, submission, negotiation, and settlement of:
- Extension of Time (EOT) claims
- Loss and Expense claims
- Variation Orders (VO)
- Additional work claims
- Disruption and prolongation claims
- Assess subcontractor claims and prepare recommendations.
- Maintain comprehensive records and supporting documentation for all claims.
- Collaborate closely with project managers, planners, engineers, and site teams to substantiate claims.
Cost Management
- Prepare and monitor project budgets and cost forecasts.
- Track project costs against budget and report commercial performance.
- Identify cost-saving opportunities while maintaining contractual compliance.
- Monitor cash flow, progress billings, and payment certifications.
Subcontract Administration
- Prepare subcontract packages and commercial evaluations.
- Negotiate subcontract terms and manage subcontractor commercial performance.
- Review progress claims and certify payments.
- Manage subcontract variations and final accounts.
Final Accounts
- Prepare and negotiate final accounts with clients.
- Finalize subcontractor accounts and close out commercial obligations.
- Ensure timely commercial close-out of projects.
Stakeholder Management
- Liaise effectively with clients, consultants, subcontractors, and internal stakeholders.
- Support project teams in commercial negotiations and dispute avoidance.
- Provide commercial advice to project management throughout project execution.
Requirements
Education
- Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
Experience
- Minimum 8–12 years of Quantity Surveying experience.
- Minimum 5 years in a Senior QS role.
- Proven experience working with a Main Contractor / General Contractor (GC).
- Strong experience managing post-contract commercial activities.
- Demonstrated experience preparing and negotiating claims, including:
- Extension of Time (EOT)
- Variation Claims
- Loss & Expense Claims
- Final Accounts
- Experience on semiconductor, data centre, pharmaceutical, industrial, or cleanroom projects is highly preferred.
- Familiarity with FIDIC, PAM, NEC, or other standard forms of contract is advantageous.
Technical Skills
- Strong knowledge of construction contracts and commercial practices.
- Excellent understanding of post-contract administration.
- High proficiency in claims preparation and supporting documentation.
- Strong cost reporting and forecasting capability.
- Proficient in Microsoft Excel and commercial reporting tools.
- Experience with ERP systems such as SAP is an advantage.
