We are looking for a Chargeman A4, Malaysia
Support Malaysia Solutions & Business Development team in driving best practices in the IFM sales process with ultimate aim of achieving new business target for each financial year and building sufficient pipeline for the financial year.
Accountabilities:
- Lead and manage a team of Technicians to ensure the building services and store equipment are working in a good conditions
- Carry out repairs and preventive maintenance work in accordance with the plan
- Monitor third party contractors and ensure adherence to the safe and legal routines
- Conduct safe and legal routine checks as per Health and Safety Policy
- Maintain equipment according to the risk assessment standards and act quickly on any issues
- Maintain engineering store area and plant rooms to ensure tidiness and safe access
- Uninterrupted site operations
- 100% compliance of site to key client and APM audits
- Meet or exceed Client Satisfaction survey targets
- Individual IPMP
- Continuously improving service
- Vendor Management
- Daily Meter recordings for HT & LT electrical, water and chiller.
- Repair, maintenance of all lightings & socket outlets - offices, production floor, garden, car-park.
- Repair Office furniture and relocation of cube (chairs, tables, cabinets, drawers, dust bins, etc).
- Repair of dispensers, stoves, food warmers, chillers, Ice-m/cs, counters, tables, chairs, etc.
- Maintenance & repair of decorations, signage & labels for doors, offices, production floor, garden, car parks, etc.
- Painting & repair of building, roads, floors, walls, doors, ceilings & roofs including regular servicing of door closers.
- Service & repair of all basins & taps, pumps, storage tanks, piping, water dispensers, urinals, toilet WC & sanitary piping
- Set-up for functions such as Townhalls, VIP presentations and Decoration.
- Firefighting systems - regular testing, monitoring of fire alarms, fire pumps, storage tanks, sprinklers, hydrants & Fire.
- Daily monitoring of HT & LT switchboards, DB, Generator, UPS and Data centre air cond.
- Genset System - weekly testing and monitoring the system.
- Maintenance of all HVAC equipment.
- Monitoring and recording the parameters through Building automation system, taking necessary and suitable corrective action required.
- First line trouble shooting and attending to problems
- Daily Operation of M&E equipment
- Regular checks of building defects through regular walkthrough
- Identifying and taking suitable action to rectify building defects

- Minor plumbing work, sanitary replacements etc

- Shift coverage and Standby coverage Response time of 2 hours in case of Emergency downtime
- Any Other jobs that may assigned from time to time.

Required Qualifications & Experience
- Chargeman A4 Certificate by Suruhanjaya Tenaga (Energy Commission)
- Minimum 3 years experience in facilities management or building operations with knowledge of maintenance and services.
- Customer oriented, a team player, able to work independently and good interpersonal & leadership skills
- Able to work under pressure and in a fast changing environment
- Fluent in Bahasa Malaysia and English
- Willing to work on shifts/public holidays/weekends
