Role OverviewThis role is responsible for leading the evaluation, structuring, funding, and execution of investment and M&A transactions across the Group's portfolio. The position will focus on end-to-end deal execution (not origination), ensuring all acquisitions, joint ventures, and strategic investments are commercially sound, well-structured, and effectively funded.

Key ResponsibilitiesDeal Evaluation & Execution (AZ)
- Lead end-to-end execution of acquisitions, disposals, joint ventures, and strategic investments
- Evaluate opportunities including landbank acquisitions, development projects, JV structures and other non-property deals
- Build and review detailed financial models (GDV, IRR, NPV, sensitivity analysis)
- Conduct feasibility studies covering development costs, timelines, pricing, and profitability
- Manage and coordinate due diligence (financial, legal, tax, technical, market)
- Structure transactions and support negotiations of key commercial terms
- Oversee documentation process including SPA, JV agreements, and financing agreements
Corporate Finance & Funding
- Lead funding strategies for land acquisition and development projects
- Structure and secure project financing, bridging loans, and corporate debt
- Manage relationships with banks, financial institutions, and capital partners
- Evaluate optimal capital structure at project and group level
- Support equity structuring for JV partners and investors where applicable
Strategic Financial Analysis
- Partner with development, project, and commercial teams to assess project viability
- Provide financial insights on pricing strategies, phasing, and development timelines
- Support portfolio optimization, including asset recycling and divestments
- Monitor market trends, financing conditions, and regulatory changes impacting property sector
Post-Deal & Project Monitoring
- Track performance of investments against approved feasibility and returns
- Monitor cash flow, cost deviations, and project profitability
- Ensure alignment with investment thesis and flag risks early
Governance & Stakeholder Management
- Prepare investment papers, board presentations, and approval documentation
- Ensure compliance with internal governance, regulatory, and financing requirements
- Liaise with external advisors (banks, lawyers, valuers, consultants)
Requirements- Bachelor's Degree in Finance, Accounting, Economics, Real Estate, or related field (MBA/CPA/CA preferred)
- 815 years of experience in Corporate Finance, M&A, Investment Banking, or Property Development
- Proven track record in executing transactions and managing funding processes
- Strong financial modelling skills
- Familiarity with project financing structures and banking requirements
- Strong stakeholder management and negotiation skills
- Ability to work closely with cross-functional teams (development, legal, project)
