About The Role
As a CBRE AssetManager, you will be responsible for maintaining small to medium-sizedbuildings, industrial systems, and equipment.
This job is part ofthe Engineering and Technical Services job function. They are responsible forproviding support, preventive maintenance, and repairs on equipment andsystems.
What You'll Do
Site Management andCompliance
- Conduct weekly comprehensive site inspectionsacross all assigned parcels, documenting conditions, identifying risks, andsubmitting full reports with photographic evidence each week.
- Respond promptly to emergency notifications andurgent Microsoft requests, and ensure a qualified resource attends site withoutdelay.
- Ensure all sites remain secure, visuallypresentable, and compliant with local environmental, safety, and land useregulations at all times.
- Engage with local Authorities HavingJurisdiction (AHJ) to obtain all required permits and approvals prior to workscommencing.
- Monitor for and promptly address risksincluding vandalism, trespassing, erosion, illegal dumping, and stormwatermanagement issues.
- Ensure perimeter fencing is maintained in goodcondition and conduct additional inspections following major weather events.
- Coordinate regular drone aerial photography ofassigned parcels as directed, obtaining all required aviation permits anduploading records to Microsoft SharePoint.
Maintenance andContractor Management
- Plan, schedule, and coordinate all routinemaintenance activities — mowing and weed control, pest control, drainagemanagement, and debris removal — in accordance with the agreed maintenanceregime for each site.
- Ensure maintenance tasks are completed promptlyand to the agreed schedule for each site.
- Run competitive RFP processes, securingmultiple qualified quotes per engagement, and manage contractor award andmobilisation within the agreed programme.
- Manage contractor performance on site,verifying all works are carried out safely, to standard, and in line withapproved MSRAs.
- Maintain and communicate updated contractorsite access lists to Microsoft Security weekly, ensuring only inducted andEHS-compliant contractors are included.
- Respond promptly to security call-outsinvolving site damage or vandalism and act to secure the site.
EHS and High-RiskActivities
- Ensure all site activities are carried out infull compliance with Microsoft's Global EHS Policy, HRA Management SafetyPerformance Specifications, and applicable local EHS legislation.
- Coordinate with EHS personnel on all high-riskactivities — excavation, lifting, confined space entry, hot works — and confirmdedicated site supervision is in place before work commences.
- Oversee timely submission of site-specific EHSPlans, Inductions, and MSRAs at commencement of any new site.
- Ensure all contractors hold current insurance,licences, and EHS documentation for all personnel on site.
- Record and report all incidents, near misses,and hazards to Microsoft promptly; report serious incidents immediately.
Reporting andFinancial Management
- Submit weekly site inspection reports and SLAperformance reports in line with the agreed reporting schedule.
- Submit monthly performance, risk, compliance,and EHS reports in line with the agreed reporting schedule.
- Contribute to quarterly financial reporting inline with Microsoft's financial calendar.
- Manage site budgets, submit invoices on amonthly basis, and maintain financial performance within the agreed budget andcash flow targets.
- Maintain a live risk register with documentedmitigation strategies, deadlines, and outcomes for each site.
- Maintain all EHS and site managementdocumentation within the Microsoft SharePoint folder structure.
StakeholderCommunication and Community Affairs
- Respond to stakeholder inquiries promptly andprofessionally, in line with agreed response targets.
- Collaborate with Microsoft stakeholders todefine and agree site scope promptly following initial site inspection, issuinga signed SOW scope document.
- Act as the first point of contact for communityinquiries and complaints related to assigned sites, managing issuesprofessionally and escalating to Microsoft's Community Affairs team asrequired.
- Provide advance notification to surroundingresidents and stakeholders of disruptive works, subject to Microsoft approvalwith a minimum three-day review period.
- Ensure the service desk contact details (phoneand email) are displayed on all external site signage, and that Microsoft isnot identified as the landowner in any public-facing communications.
New Site Onboarding
- Prepare a detailed condition report anddilapidation survey at commencement of services at each new site, and issue asigned site handover certificate promptly upon contract execution.
- Develop a resource plan prior to commencementat new sites, identifying required personnel, equipment, and materials.
- Verify all site boundary survey marks andconfirm alignment with local authorities prior to commencing maintenanceactivities.
What You'll Need
- Experience within a global realestate, facilities management, or construction services organisation.
- Familiarity with CAFM or assetmanagement software platforms.
- Knowledge of local land useregulations, AHJ requirements, and environmental permit processes in theassigned market.
- Experience on greenfield,industrial, or land development sites.
- Understanding of stormwatermanagement, vegetation control, and sedimentation principles.
