Assistant Contract Manager (Construction/Property Development)
Location: Nilai, Negeri Sembilan
Salary: RM3,500 (Negotiable)
Job Summary
The Assistant Contract Manager is responsible for managing pre-contract and post-contract activities, including cost control, contract administration, and commercial management for construction, maintenance, and renovation projects. The role also ensures compliance with contractual requirements, proper documentation, and effective management of project-related risks in accordance with company policies and procedures.
Job Responsibilities
1. Pre-Contract Management
i. Manage pre-contract work such as cost checking, preparing quotations, tender evaluation, and recommending contract awards.
ii. Review tender submissions to ensure cost is reasonable and meets project requirements.
iii. Prepare cost estimates and contract documents for approval.
2. Post-Contract Administration
i. Handle contract documents after award, including variations, claims, Extension of Time (EOT), and final accounts.
ii. Ensure all contract terms are properly followed.
3. Cost & Commercial Control
i. Check quotations, project costs, and progress claims before submission to head office.
ii. Monitor project costs for maintenance and renovation works.
4. Documentation & Compliance
i. Maintain proper contract records and correspondence.
ii. Ensure all documents follow company policies and requirements.
5. Risk Management
i. Identify contract risks and advise management.
ii. Support contract negotiation and help avoid disputes.
6. Coordination
i. Work closely with Procurement, Maintenance, and Finance teams.
ii. Support project teams on contract matters and interpretation.
Job Requirements
Education
• Degree or Diploma in Quantity Surveying, Construction Management, or related field.
Experience
• 5–7 years of experience in contract management, preferably in construction, maintenance, or renovation.
Skills
• Good knowledge of contract administration and cost control.
• Strong negotiation, analytical, and problem-solving skills.
• Good communication and documentation skills.
Technical Skills
• Microsoft Outlook, Excel, Word, PowerPoint.
• Familiar with social media platforms.
Personal Attributes
• Able to work independently and manage multiple contracts.
• Detail-oriented and well organized.
• Able to communicate in Mandarin is highly preferred.
