Job Title: Building Manager

Report To: Operation Manager

Department: Property Management

Location: Kuala Lumpur

Job Type: Full Time

Job Summary:

The Building Manager is responsible for overseeing the day-to-day operations and maintenance of a building or facility. This role ensures that the property is safe, secure, and well-maintained while meeting the needs of tenants, staff, and visitors. The Building Manager coordinates maintenance, supervises building staff, and works with contractors and vendors to ensure the building operates efficiently.

Key Responsibilities:

1. Operations & Maintenance

  • Oversee daily building operations and facilities management.
  • Ensure all mechanical, electrical, plumbing, fire protection, and building systems are functioning properly.
  • Plan and supervise preventive maintenance and repair works.
  • Coordinate with contractors, vendors, and service providers.
  • Conduct regular building inspections and follow up on defect


  • 2. Tenant & Occupant Managemnet

    • Act as the main point of contact for tenants and occupants.
    • Handle complaints, requests, and feedback in a timely manner.
    • Enforce building rules, regulations, and house rules.
    • Coordinate move-ins, move-outs, and renovation works.

    3. Safety & Compliance

    • Ensure compliance with local authorities, fire safety, and building regulations.
    • Implement and monitor health, safety, and emergency procedures.
    • Conduct emergency drills and manage incident responses.
    • Maintain proper documentation and certifications.

    4. Financial &Administrative

    • Prepare and manage operating budgets and expenditures.
    • Monitor service contracts, invoices, and payments.
    • Assist in service charge, sinking fund, or rental management (if applicable).
    • Prepare reports on building performance, incidents, and maintenance activities.

    5. Security & Housekeeping

    • Supervise security, cleaning, landscaping, and concierge teams.
    • Ensure cleanliness, orderliness, and security of common areas.
    • Monitor access control, CCTV, and security systems.

    Qualifications:


    • Degree or Master in Estate Management, Building Surveying, Property Management, or a related field (preferred).
    • Minimum of 3-5 years in building management or a similar role.
    • Strong knowledge of building systems, safety standards, and local regulations.
    • Good communication, leadership, and problem-solving skills.
    • Ability to manage contractors and multi-disciplinary teams.
    • Proficient in MS Office and building management systems (BMS).
    • Relevant certifications (e.g. COB, Strata Management, BOF, Fire Safety) are an advantage.
