Job Summary
To operate, monitor, maintain, and ensure safe and continuous operation of all electrical systems and critical building services, including the standby generator set, in compliance with Suruhanjaya Tenaga (ST) regulations and BPMB operational requirements. The role ensures uninterrupted power supply, electrical safety, statutory compliance, and efficient facilities operations across BPMB premises.
Job Description
Key Responsibilities
Financial
- Support preparation of annual electrical maintenance and generator servicing budget under PMS.
- Execute maintenance activities prudently to optimise operating expenditure without compromising system reliability.
- Monitor electrical spare parts and consumables usage to minimise wastage.
- Provide technical input for procurement of electrical maintenance services, generator servicing contracts, and spare parts.
- Identify opportunities for energy efficiency and cost-saving initiatives in building electrical operations.
Customer
- Ensure uninterrupted and safe electrical supply to all building occupants and critical banking operations.
- Provide prompt response to electrical faults, power disruptions, and emergency breakdowns.
- Coordinate with internal stakeholders to ensure minimal disruption during maintenance or repair works.
- Support management and tenants by providing technical advice on electrical safety and system limitations.
- Maintain high service reliability for essential systems, including the Standby generator, during utility power failures.
Internal Process
- Operate and maintain all electrical installations in compliance with Suruhanjaya Tenaga (ST) regulations and BPMB procedures.
- Perform daily inspections, testing, and monitoring of LV switchboards, distribution boards, UPS, and essential electrical systems.
- Operate, test, and maintain standby generator, including scheduled off-load/on-load test runs and operational logbooks.
- Execute Planned Preventive Maintenance (PPM) and corrective maintenance for electrical infrastructure.
- Maintain electrical drawings, single line diagrams, test records, and statutory documentation.
- Coordinate with external contractors for statutory inspections, servicing, and emergency repairs.
- Implement Permit-to-Work and Lock-Out/Tag-Out (LOTO) procedures for all electrical works.
- Attend ST inspections and ensure full compliance with statutory requirements.
- Support emergency response operations during power interruptions or building incidents.
Learning & Growth
- Maintain valid A4 Chargeman certification and fulfil Suruhanjaya Tenaga renewal requirements.
- Continuously update knowledge on electrical safety regulations, ST guidelines, and industry best practices.
- Participate in relevant technical training on generator systems, UPS, and building electrical automation.
- Share technical knowledge with PMS Maintenance Team to strengthen internal operational capability.
- Contribute improvement ideas for enhancing reliability, safety, and efficiency of building electrical systems.
