Position Overview
We are seeking an experienced Data Centre Broker at Manager or Senior Manager level to join our specialized capital market team. This team focuses on land transactions, mid-markets and alternative asset classes including data centres, healthcare, education, and other sectors.
The successful candidate will serve as a trusted advisor to clients across the digital infrastructure ecosystem, executing complex transactions and providing strategic guidance on data centre facilities, colocation services, hyperscale deployments, and edge computing infrastructure.
Key Responsibilities
Transaction Leadership & Execution
Lead and execute sophisticated transactions across the data centre value chain. You will manage leasing assignments for colocation space, wholesale data centre facilities and build-to-suit developments.
Business Development & Strategic Client Management
Building and nurturing long-term relationships with key industry stakeholders is central to this role. Your network should span data centre operators and REITs, hyperscale cloud providers, colocation providers, institutional investors and private equity firms, enterprise technology clients, telecom carriers and connectivity providers, and data centre developers and construction firms.
You will generate new business opportunities through market intelligence and strategic networking, develop comprehensive client strategies, and prepare compelling proposals, pitches, and presentations for prospective clients.
Industry Expertise
You must understand critical power metrics and economics including PUE (Power Usage Effectiveness) and efficiency benchmarks, critical load versus total facility load calculations, power pricing structures and utility rate schedules, generator fuel capacity and runtime specifications, and battery backup and energy storage specifications. Staying current on regulatory and compliance requirements is essential, covering data sovereignty and residency laws, environmental regulations and energy efficiency mandates, building codes and zoning requirements specific to data centres, telecom licensing and carrier access rights, and health, safety, and security standards. Your expertise should position you as a credible technical advisor to both clients and colleagues.
Financial Analysis & Deal Structuring
Apply sophisticated financial analysis skills to conduct valuation analysis for data centre assets and portfolios using appropriate methodologies, model investment returns and detailed cash flow projections, analyze lease economics and power cost implications across different scenarios, evaluate development feasibility including construction costs and timelines, and prepare comprehensive financial models for client presentations and negotiations.
You will structure creative deal solutions that address complex requirements including power commitment structures and flexibility provisions, tenant improvement allowances and buildout specifications, lease terms, renewal options, and escalation mechanisms, revenue sharing arrangements and performance incentives, and exit strategies and assignment provisions.
Required Qualifications
A Bachelor's degree in Business, Real Estate, Engineering, Information Technology, Finance, or a related field is required. An MBA or relevant Master's degree is strongly preferred.
You should bring 5-7 years of commercial real estate experience with at least 5 years specifically focused on data centres, technology infrastructure, or alternative property sectors. A proven track record of successfully closing significant transactions in the data centre or technology sectors is essential, along with demonstrated success in business development, client relationship management, and account growth.
Professional Skills
You must demonstrate sophisticated analytical and financial modeling capabilities including DCF, comparable analysis, and feasibility modeling, excellent negotiation and deal structuring abilities with a track record of closing complex transactions, superior written and verbal communication skills with ability to present to C-level executives
The ability to work independently while collaborating effectively across internal teams and external partners is essential. Strategic thinking combined with meticulous attention to detail and execution focus will ensure success.
