JOB PURPOSE
The main duties and responsibilities of this position is to be the Industrial pillar Lead to provide input, coordinate, follow-up and follow-through with both internal and external stakeholders, on all matters pertaining to the marketing, sales and stakeholder management/engagement of industrial developments in UEMS.
In addition, this position is a strategic leadership role responsible for driving the commercial success of the Company's industrial portfolio. This individual will oversee the end-to-end lifecycle of marketing and sales strategies, while serving as the primary liaison between government authorities, investors, and joint-venture partners. The goal is to maximize asset value, ensure high occupancy/absorption rates, and solidify the Company's reputation as a leader in the industrial and logistics sectors.
This position will contribute positively to the Division/Department's AOP via the generation of revenue (i.e. industrial land sales & MIP/park management fees), sales (i.e. industrial land sales), profit and reputation (to generate higher Net Promoter Score among UEMS industrial business partners).
JOB ACCOUNTABILITIES
1. Industrial Marketing & Sales Strategy
(in collaboration with Marketing & Customer and Business & Investment teams)
- Market Intelligence: Conduct deep-dive research into industrial trends (e.g., E-commerce logistics, Cold Chain, Data Centres) to identify high-growth sectors.
- Brand Development: Define the unique selling proposition (USP) for industrial parks or standalone assets.
- Lead Generation: Design and execute integrated marketing campaigns, including digital presence, trade show representation, and industrial roadshows.
- Jointly build and maintain a good rapport and healthy relationship with the relevant stakeholders.
- Jointly train, coach, motivate and monitor sales team members to ensure sales teams are meeting the sales target.
- Jointly oversee timely launches, implementation of sales & marketing strategies/campaigns, pricing strategies and A&P collaterals.
- Jointly develop and implement sales & marketing strategies to meet marketing objectives and sales targets.
- Jointly monitor, track and evaluate overall sales & marketing budget spend to ensure cost effectiveness and optimise marketing reach to achieve KPI deliveries and high ROI.
- Jointly identify marketing opportunities/channels through consumer understanding, market trends and competitor analysis.
- Jointly develop and communicate marketing concepts effectively to consultants and monitor materials such as models, brochures and advertisements.
2. New Business Opportunities
(in collaboration with Business & Investment team)
- Jointly identify rising business opportunities and build long-term relationships with prospects.
- Jointly develop new business ventures for industrial developments.
- Jointly proactively hunt for target organisations and establish communications.
- Jointly set strategies to promote UEMS industrial developments to prospective entrepreneurs and business owners.
3. Strategic Business Alliance
- Jointly develop proposals aligned to client needs, concerns, and objectives.
- Jointly build market position through developing and closing business relationships and achieving financial growth.
4. Business Contracts and Agreements
- Jointly close new business deals through coordination, negotiation and integration into operations.
- Jointly coordinate with relevant business units and departments to ensure timely completion and submission of documents for approvals.
5. Profit & Revenue Growth
- Jointly generate new client and business relationships.
- Jointly collaborate with internal and external parties to attract investors and entrepreneurs, driving growth in industrial developments.
6. Clients, Stakeholders & Government Relations
- Jointly meet potential clients by leveraging networks.
- Jointly facilitate engagements between UEMS decision makers and client leadership.
- Jointly establish long-term strategic relationships.
- Jointly improve UEMS Net Promoter Score (NPS).
- Regulatory Liaison: Act as the face of the company with agencies such as MIDA, MITI, IRDA, Invest Johor & IMFC-J.
- Investor Relations: Prepare reports and presentations for stakeholders.
- Community Engagement: Manage relationships with local communities and surrounding businesses.
7. Business Intelligence & Proposal
- Jointly establish credible leads through networking.
- Jointly conduct research for new business opportunities.
- Jointly prepare and deliver presentations.
- Jointly provide management feedback for continuous improvement.
8. Communication Channel
- Jointly develop and implement liaison communication programs.
- Jointly design communication materials to support authority approvals.
- Jointly ensure consistent authority liaison messaging.
9. Cross-collaboration Opportunities
- Jointly lead cross-collaboration planning and communications.
- Jointly coordinate partnerships with local authorities.
- Jointly identify and facilitate cross-collaboration opportunities aligned with strategic priorities.
10. Sales & Leasing Management
- Revenue Generation: Drive sales and leasing from prospecting to closing.
- Negotiation: Lead high-value lease and SPA negotiations.
- Agency Management: Manage external consultants and brokers.
11. Strategic Planning & Product Development
- Feasibility Input: Collaborate with project teams on industrial requirements.
- Pricing Strategy: Develop dynamic pricing models aligned with market conditions.
MINIMUM ESSENTIAL QUALIFICATIONS & TECHNICAL COMPETENCIES
- Formal Education: Bachelor's Degree in Business Studies/Administration/Management, Marketing or equivalent (MBA is an advantage).
- Work Experience: Total Work Experience: 7 to 10 years
- Relevant Experience: Minimum 6 years, with at least 4 years in marketing, preferably in property development industry.
