As a Portfolio Manager, you will play a pivotal role in expanding, optimising, and managing the client's growing network of franchise outlets. This role bridges real estate strategy and franchise operations, ensuring every store in their portfolio aligns with brand standards, contributes to long-term value, and supports strategic growth across Malaysia. You will act as the main point of contact for all leasing and franchise-related matters, working closely with landlords, legal teams, franchisees, and internal stakeholders to maintain a high-performing network.
Key Responsibilities
Franchise Portfolio Strategy & Management
- Support the Real Estate Director in formulating and executing a micro-level property strategy to optimise the existing store network.
- Build and maintain a traffic light system to evaluate the performance and strategic value of each outlet in the current portfolio, enabling informed decisions on store retention, relocation, or closure.
- Propose and execute action plans for lease renewals, consolidations, or exits, aligning with the client's long-term franchise and commercial goals.
Franchisee Relations & Operational Support
- Serve as the primary point of contact for all franchisees, ensuring alignment with company standards, brand guidelines, and performance expectations.
- Support ongoing efforts to consolidate and restructure the licensee network, where required, ensuring minimal disruption to operations.
- Provide operational and strategic support to franchisees to drive performance, improve compliance, and strengthen brand representation across locations.
Leasing and Property Negotiations
- Lead lease negotiations with landlords for new sites, renewals, and terminations, ensuring favourable and commercially sound terms.
- Prepare, review, and finalise lease agreements in coordination with legal teams, ensuring legal compliance and risk mitigation.
- Monitor critical lease dates and proactively manage lease extensions, exit clauses, and escalations.
Expansion Support
- Assist in identifying and evaluating new locations in line with the client's expansion roadmap.
- Collaborate with cross-functional teams to support end-to-end site development processes, from feasibility study to store handover.
Requirements
- Bachelor's degree in Real Estate, Business Administration, Retail Management, or related field.
- Minimum 46 years of experience in retail leasing, portfolio management, or franchise operationsexperience in F&B or multi-outlet environments preferred.
- Proven track record in lease negotiation, stakeholder management, and portfolio optimisation.
- Strong communication and interpersonal skills, with the ability to influence and collaborate across internal and external parties.
- Proficient in lease agreement structures and real estate regulations.
- Analytical mindset with the ability to assess location performance, identify risks/opportunities, and implement strategic solutions.
- Must be fluent in Chinese.
