Job Summary
The General Manager / Assistant General Manager plays a strategic role in driving organizational growth through effective land sourcing, evaluation, and acquisition. This role involves leading feasibility studies, identifying investment opportunities, and collaborating with internal and external stakeholders to ensure sustainable business expansion and successful project pipelines.
Key Responsibilities
Land Sourcing & Acquisition
Identify, evaluate, and secure potential land and development opportunities that align with strategic growth plans.
Build and maintain strong networks with landowners, real estate agents, consultants, and government authorities to identify opportunities for outright purchase, joint ventures, and privatization projects.
Lead negotiations and provide recommendations to management for acquisition proposals.
Feasibility & Market Analysis
Lead comprehensive feasibility studies on potential and existing landbanks to ensure alignment with financial and development objectives.
Conduct pre-acquisition due diligence, including financial modeling, market research, risk assessment, and development concept review.
Analyze property trends, competitors, and macroeconomic factors to support data-driven investment decisions.
Cross-Functional Collaboration
Partner with internal teams such as Sales & Marketing, Project Planning, and Project Implementation to ensure proposed developments are commercially viable and market-driven.
Work closely with consultants and authorities to ensure feasibility assessments are compliant and comprehensive.
Strategic & Business Development
Provide strategic insights and recommendations to management on potential growth areas and future development directions.
Support management presentations and investment papers for decision-making.
Manage and maintain land acquisition databases, research reports, and market intelligence for continuous improvement.
Leadership & Stakeholder Engagement
Mentor and guide team members in land sourcing, negotiation, and feasibility processes.
Represent the organization professionally in all dealings with external parties.
Perform any other duties and responsibilities as assigned by management from time to time.
Bachelor's or Master's Degree in Property Development, Real Estate Management, Town Planning, Valuation, Architecture, Quantity Surveying, Business Studies, or a related field.
Minimum 10 years of relevant experience in property development, land acquisition, or investment analysis, with at least 5 years in a managerial or leadership capacity.
Proven track record in sourcing, negotiating, and securing development lands or projects.
Strong analytical skills with sound knowledge of financial modeling, market analysis, and development feasibility.
Excellent interpersonal, communication, and negotiation skills with the ability to engage effectively with diverse stakeholders.
