Job Purpose:
The role mainly supports the Companys growth pillars by pursuing new strategic lands for the purpose of pipeline creation and business sustainability. The role includes sourcing and evaluating potential land opportunities, and subsequently overseeing the transaction which involves multiple internal and external stakeholders. The role also requires strong relationship management with real estate agents, landowners, consultants, authorities, and relevant government agencies.
Responsibilities:
- Establish credible leads through business networking with institutional landowners, brokers, real estate agents, etc to get first-hand information on lands that are available for evaluations.
- Perform qualitative and quantitative assessment of new development proposals including conducting relevant research, market study, benchmarking, competitors analysis and feasibility to assess the viability of the proposal.
- Coordinate with various internal departments in preparation of financial feasibility and development scheme.
- Prepare approval paper and assist in demonstrating various business/financial modelling tools to support land acquisition decisions to the Management/BDC/Board.
- Assist in making recommendations to the Management on the optimal execution strategy for land acquisition and follow through until completion of the deal.
- Assists in negotiations and execution of the definitive agreements by proposing preferred commercial and technical terms once necessary approvals are obtained.
Requirements:
- Bachelors Degree in Architecture / Quantity Surveying / Engineering / Finance / Accounting or other relevant and equivalent discipline or experience.
- More than 7 years working experience and a minimum of 5 years in real estate development.
- Possess breadth of cross-functional / industry knowledge, preferably including development planning, project management, financial analysis, and market research and intelligence.
- Have deep understanding and insights of the Property industry and real estate industry at-large.
- Independent and resourceful, willingness and ability to challenge the norm, proactive with highly creative mindset, and adaptable to fast-paced changing environments.
- Possess wide networks within real estate industry.
- Possess good command of language with good writing and presentation skills.
- Familiarity with Argus Estate Master software will be an added advantage.
