Job Description

JOB PURPOSE

This position is responsible for leading and managing the Group Leasing function across Hektar Property Services Sdn Bhd's retail and commercial property portfolio to maximize occupancy, optimize tenant mix, enhance rental revenue, and strengthen overall asset performance.

The Manager, Group Leasing is accountable for developing and executing leasing strategies, driving tenant acquisition and retention, overseeing lease negotiations, monitoring portfolio performance, and ensuring alignment with the Group's commercial and operational objectives.

This role also plays a strategic leadership function in portfolio positioning, market competitiveness, revenue optimization, tenant relationship management, and capability development of the leasing team.

JOB DESCRIPTION

  • Develop and execute leasing strategies for the Group's retail and commercial property portfolio.
  • Lead tenant mix planning and portfolio positioning strategies to optimize occupancy, footfall, and rental yield.
  • Monitor portfolio occupancy performance, tenancy expiry profile, vacancy management, and leasing pipeline.
  • Identify opportunities to improve asset competitiveness, commercial positioning, and long-term asset value.
  • Support Management in strategic asset enhancement and repositioning initiatives.
  • Lead tenant sourcing initiatives and secure high-performing tenants aligned with portfolio objectives.
  • Develop and maintain strong business relationships with retailers, F&B operators, anchor tenants, corporate clients, agents, and business partners.
  • Lead tenancy negotiations involving rental structures, lease terms, fit-out contributions, incentives, and commercial arrangements.
  • Drive tenancy renewals, relocations, and tenancy restructuring exercises to maximize portfolio performance.
  • Explore new business opportunities, retail concepts, and market expansion initiatives.
  • Drive achievement of occupancy targets, leasing revenue, rental reversion, and budget performance.
  • Monitor tenant sales performance, occupancy trends, and revenue contribution across the portfolio.
  • Analyze leasing performance and identify strategies to improve rental income and asset productivity.
  • Prepare and manage leasing budgets, forecasts, and revenue projections.
  • Conduct market research and competitor benchmarking on rental rates, tenant mix, occupancy trends, and retail developments.
  • Monitor consumer behavior, retail trends, and emerging commercial opportunities within the market.
  • Translate market intelligence into actionable leasing strategies and commercial recommendations.
  • Prepare business analysis and strategic presentations for Senior Management review.
  • Oversee tenancy administration processes to ensure compliance with company policies, SOPs, legal requirements, and Discretionary Authority Limits (DAL).
  • Ensure timely execution of tenancy agreements, approvals, fit-out coordination, and store openings.
  • Monitor leasing documentation, tenancy database, and reporting accuracy.
  • Ensure operational efficiency and continuous improvement within leasing processes and systems.
  • Work closely with Centre Management, Marketing, Operations, Finance, Legal, Fit-Out, and Project teams to ensure smooth leasing execution and operational alignment.
  • Build and maintain strong landlord-tenant relationships to improve tenant retention and customer experience.
  • Represent the Group in meetings, negotiations, networking sessions, and business engagements where required.
  • Resolve tenant concerns and operational issues professionally and effectively.
  • Lead, mentor, and develop the leasing team to strengthen technical, commercial, and operational capabilities.
  • Set departmental KPIs and monitor team performance and productivity.
  • Foster a high-performance, accountable, and collaborative work culture.
  • Identify capability gaps and support talent development and succession planning initiatives within the leasing function.
  • Drive continuous improvement in leasing workflow, reporting systems, and operational efficiency.
  • Prepare monthly, quarterly, and annual leasing reports, portfolio updates, occupancy analysis, and business presentations.
  • Present leasing performance, strategic recommendations, and commercial insights to Management.
  • Support annual budgeting, business planning, and corporate reporting exercises.
  • Provide commercial input for strategic management decisions and portfolio planning.
  • Lead or participate in strategic leasing projects, asset enhancement initiatives, and portfolio expansion exercises.
  • Support Management in evaluating new leasing opportunities and investment-related initiatives.
  • Perform any other duties and responsibilities assigned by Management from time to time.

QUALIFICATIONS

  • Bachelor's Degree in Real Estate, Property Management, Business Administration, Marketing, or related field.
  • Minimum 7 – 10 years of working experience in shopping mall leasing, retail leasing, commercial property, or related industry.
  • Minimum 3 – 5 years in managerial or leadership capacity.
  • Strong experience in tenant mix planning, tenancy negotiations, portfolio leasing strategy, and commercial management.
  • Experience managing multiple retail assets or regional portfolios is highly preferred.
  • Strong understanding of Malaysia retail market trends, shopping mall operations, and commercial leasing practices.
  • Strong business network within retail, F&B, lifestyle, entertainment, and commercial sectors is an added advantage.
