We are seeking an experienced and proactive Manager – Leasing to lead and manage the leasing and tenancy administration functions for Paradigm Mall JB. The successful candidate will play a key role in driving leasing strategies, optimizing tenant mix, securing quality tenants, and fostering strong relationships with retailers to maximize occupancy, enhance the mall's positioning, and achieve sustainable rental revenue growth.
Job Descriptions:
- Oversee the overall Leasing Department operations of the mall, including conceptualizing leasing strategies, identifying prospective tenants, negotiating tenancy terms, and securing deals to maximize occupancy and rental yield.
- Prepare and develop the Tenant Mix Plan and Leasing Budget Rental Plan for Management's review and approval.
- Lead the Leasing Section in leasing vacant retail spaces in accordance with the approved leasing strategy, tenant mix, and rental targets set by the Company.
- Manage all leasing activities, including sourcing new tenants, evaluating prospective tenants, conducting rental negotiations, and developing attractive leasing packages.
- Supervise theLeasing Administration Section in handling all pre-tenancy and post-tenancy matters, ensuring all leasing documentation and records are properly maintained and in compliance with company procedures.
- Handle and attend to leasing enquiries, complaints, tenancy coordination, and liaise effectively with tenants and internal departments on all tenancy-related matters.
- Establish, strengthen, and maintain good working relationships with existing tenants while actively building networks with prospective tenants and business partners.
- Prepare and present weekly, monthly, and quarterly leasing reports, updates, and performance analyses for Management review.
- Continuously monitor tenant mix performance and non-commercial areas, while identifying opportunities for asset enhancement and value creation.
- Coordinate closely with internal departments including Advertising & Promotions, Finance, Legal, Operations, and Fit-Out to ensure smooth tenant onboarding and timely store openings.
- Provide support and guidance to the Operations Team on tenants fit-out works, including recommendations and comments on design and operational impacts of retail outlets.
- Assume the role of Duty Manager on weekends and public holidays based on the duty roster schedule.
- Undertake additional duties and assignments as directed by Management from time to time.
Job Requirements:
- Bachelor's Degree in Business Administration, Real Estate Management, Legal Studies, or equivalent disciplines.
- Minimum 5–8 years of relevant working experience in leasing, preferably within shopping malls, retail, commercial properties, or property development industries.
- Strong network with retailersand leasing industry contacts will be an added advantage.
- Excellent negotiation, interpersonal, and communication skills.
- Strong understanding of retail market trends, tenant mix planning, and leasing strategies.
- Excellent command of Bahasa Malaysia and English, both written and spoken. Ability to communicate in Mandarin will be an added advantage.
- Strong organizational, analytical, and time management skills with the ability to work effectively in a fast-paced environment.
- Proficient in Microsoft Office applications.
- Position is based in Paradigm Mall JB.
