Job Description

  • Survey the environment to identify and benchmark best practices, latest developments and potential areas of growth in the real estate industry.
  • Liaise and strengthen relationships within the developer and investor community including Property consultants, lawyers, architects, government authorities, builders, agents, etc.
  • Conduct regular micro-market research and provide business leads to the Head - Business Development
  • Identify lands across the targeted regions and evaluate their feasibility for procurement, including the surrounding area of existing lands; Build a business case to secure top management approval for the same
  • Conduct square feet analysis and market analysis for targeted sites
  • Liaise and coordinate with local architects to gain a thorough understanding of the initial feasibility of construction on the target land (applicable laws, construction activity permissible etc.)
  • Liaise and build relationships with local property consultants & agents to acquire business leads and secure sufficient lead time for Aparna to make procurement decisions
  • Provide information on legal and liasioning matters to Head BD to be submitted to Legal and Liasioning department.
  • Work closely with the Legal and Liasioning Department to ensure comprehensive due diligence, vetting of land documents/ MOUs, obtaining approvals, clearances and addressing litigation issues with land owners
  • Conduct initial property inspection and identify areas of ambiguity and issues based on existing checklists; Continuously review and update the checklist based on industry trends and best practices
  • Assist in the development of internal processes, methodologies and / or checklists for:
  • a) Conducting property inspection
  • b) Information sources for conducting a feasibility study
  • c) Conducting a Feasibility Study
  • Risk Assessment and Mitigation (Natural, Political, Economic, Legal / Regulatory, Ownership and Corporate Governance)
  • Undertake the preparation of periodic status update reports on deal pipeline for the Top Management.
  • Conduct market benchmarking and survey for potential new projects/ ongoing projects.
  • Negotiate rates and payments terms along with Head BD and land owners
  • Drive maximization of returns within the given outlay for land acquisition.
  • Develop the Department budget and ensure adherence to the same.
  • Build relationship with stakeholders and develop an effective broker network to facilitate land acquisition and to build a strong channel for market information
  • Timely completion of PMS for self/ subordinates
  • Assess and fulfil training and career development requirements for self and subordinates.
  • Foster an environment of learning, excellence and innovation within all aspects of team
