Job Description

Responsibilities

Main Contractor & Site Management

  • Act as the primary on-site liaison and point of contact for the Main Contractor, sub-contractors, and site consultants.
  • Lead weekly site progress meetings, issue technical directions, and hold the Main Contractor accountable to milestone targets.
  • Review Main Contractor work programs, methodology statements, and resource deployment (manpower, machinery, and materials) to prevent project delays.

Quality Assurance & Technical Compliance

  • Inspect ongoing construction works regularly to ensure full compliance with approved architectural/engineering drawings, shop drawings, and quality standards.
  • Manage inspect-and-test plans (ITP), review mock-ups, and enforce corrective action plans for any non-conformance reports (NCRs).
  • Resolve site technical queries (RFIs) promptly with the consultant team to maintain construction momentum.

Progress Monitoring & Schedule Control

  • Monitor daily site activities against the baseline master schedule and track critical path activities.
  • Evaluate Main Contractor extension of time (EOT) claims and work acceleration plans if delays occur.
  • Verify physical progress on-site to validate monthly progress claims and variation claims.

Cost & Contract Administration

  • Assess site variation orders (VOs), verify on-site material quantities, and advise the Quantity Surveyor on actual work completed.
  • Ensure contract compliance by the Main Contractor regarding safety, environmental standards, and quality specifications.

Site Safety & Regulatory Compliance

  • Enforce strict Health, Safety, and Environment (HSE) standards on-site and participate in weekly safety walks with the Main Contractor's HSE team.
  • Liaise with local authorities and inspectors for routine site audits, utility connections, and statutory clearances.

Defects & Practical Completion

  • Coordinate joint pre-handover inspections with consultants and the Main Contractor to prepare punch lists.
  • Drive the timely rectification of defects by the Main Contractor to secure the Certificate of Practical Completion (CPC) and Occupancy Certificate (OC/CCC).

Qualifications

  • Education: Bachelor's degree in Civil Engineering, Building Science, Construction Management, or equivalent.
  • Experience: 6–10+ years of site-based project management or construction supervision experience, specifically representing developers or main contractors on medium-to-large-scale real estate projects.
