Job Description

What You'll Do

  • Sales Target Achievement – Hit monthly and quarterly sales targets. Understand your numbers. Own your outcomes.
  • Lead Conversion – Follow up daily. Maximise value from every lead with a consultative, data-driven approach; avoid shallow follow-ups and ensure 6 call attempts before disqualifying. Call through Property Sales Management Platform.
  • Lead Generation – When leads are slow, you hunt—through referrals, social media, WhatsApp groups, or networking. You are not dependent.
  • Customer Qualification – Use the SPIN selling method (Situation, Problem, Implication, Need) to uncover real customer concerns and match them with the right solution.
  • Objection Handling – Respond to hesitation with empathy and clarity. You know how to help buyers move forward without pressure.
  • Project Promotion – Take full ownership of promoting company projects by actively arranging, attending, and following up on all appointments — including site tours, video calls, and one-on-one viewings. Ensure every enquiry is handled quickly and professionally. You are responsible for delivering a smooth and helpful experience before, during, and after the sale.
  • Showroom & Gallery Readiness – Maintain clean, tidy, and well-presented show units at all times. Every viewing is a chance to impress. First impressions are your responsibility.
  • Buyer Experience – Make it easy, human, and smooth. Be clear, empathetic, and assertive. You are the reason they say yes.
  • Loan Support – Help buyers understand bank documents, prepare DSR, liaise with panel bankers, and reduce fall-throughs.
  • SPA Completion – Ensure 90% of your reservations convert into SPA within 60 days. You follow through — not just book and forget.
  • CRM & Reporting – Update your leads daily. Zero guesswork. If it's not in the system, it didn't happen.
  • Team Rhythm – Join all huddles, weekly reviews, and monthly planning sessions. Share openly. Be accountable. Win together.
  • Market Research & Feedback – Gather insights from buyers and the market. Share constructive feedback with marketing and sales leaders to improve messaging, offerings, and service.
  • Improve & Innovate – Identify opportunities to improve customer experience, boost conversion rates, or reduce inefficiencies. Share ideas with the team and take initiative to test what works.
  • Sales Launches & Events – Attend and participate in all sales launches, roadshows, and exhibitions. Support your team during event days and contribute to a positive brand experience.

What We're Looking For

  • Proven track record in sales (property or real estate experience a plus, but not required).
  • Strong follow-up discipline and consultative selling mindset.
  • Confident, professional communication skills in Bahasa Malaysia and English (Mandarin/Tamil is a bonus).
  • Familiar with CRM systems (Salesforce, HubSpot, or Property Sales Management Platforms).
  • Comfortable using WhatsApp Business, social media marketing, and digital lead generation tools.
  • Knowledge of loan processing, DSR calculations, and banking liaison.
  • Exposure to property exhibitions, sales galleries, and roadshows.
  • Skills in SPIN Selling, objection handling, and customer relationship management.
  • Self-driven, proactive, and resilient when facing rejection.
