Real Estate Asset Manager – Industrial

With an expanding portfolio and active development pipeline, we are seeking a motivated and analytical Asset Manager who can drive financial performance, operational excellence, and strategic growth.

Key Responsibilities

Asset Strategy & Performance

• Execute asset strategies to drive NOI growth, tenant retention, and long-term value

• Monitor asset financial performance against budgets and market benchmarks; perform variance and sensitivity analysis

• Develop, maintain, and enhance financial models for valuation, business planning, and scenario analysis

Tenant & Lease Management

• Collaborate with leasing and property management teams to improve occupancy, tenant mix, and rental outcomes

• Support lease negotiations for new and renewal leases, expansions, and rent reviews

• Maintain strong tenant relationships to proactively manage risks and downtime

Asset Operations & Capex

• Coordinate with facility managers to maintain best-in-class warehouse and datacentre operational standards

• Oversee capex planning, tender evaluations, progress tracking and service delivery by vendors

• Review and negotiate service agreements to ensure compliance, cost efficiency and ESG considerations

Reporting, Valuation & Governance

• Prepare monthly and quarterly performance reports and investor materials

• Support data management and coordination for annual and ad-hoc valuation exercises

• Contribute to internal approvals and presentation materials as required

Market Research & Benchmarking

• Conduct research on logistics and datacentre sector trends, rental benchmarks, supply-demand dynamics, and macro drivers

• Benchmark asset KPIs against market and portfolio performance indicators

Development Monitoring

• Monitor development progress of logistics assets under construction including timeline, budget and quality compliance

• Support coordination between project teams, consultants, contractors and stakeholders

• Track milestone delivery, manage reporting of development risks, delays and cost variations

• Assist in handover planning and transition to operational asset management

Investment & Fundraising Support

• Assist with due diligence, feasibility assessments, and underwriting for acquisitions/divestments

• Support fundraising initiatives including pitch materials, investor analysis and presentations

• Liaise with brokers, valuers, consultants and government agencies when needed

Requirements

• Bachelor's Degree in Real Estate, Finance, Business, Engineering, or related field

• 3–5 years asset management experience in logistics/industrial or commercial real estate

• Advanced Excel and strong financial modelling skills are required

• Strong analytical and numerical capability; comfortable interpreting financial and operational data

• Effective communicator with good stakeholder coordination and negotiation skills

• Highly proactive, independent, and able to perform in a lean, fast-paced environment

• Willing to travel regularly between Penang and Kuala Lumpur
