Job Description

SALES MANAGER- PROPERTY DEVELOPMENT (KUANTAN BASED)

ACCOUNTABILITIES

  • Lead and manage the sales function for residential, commercial and/or industrial property development projects.
  • Develop and execute strategic sales plans to achieve revenue targets, profit margins and market share objectives.
  • Drive property sales and leasing activities to meet individual and team KPIs.
  • Lead, coach and monitor the sales team through structured performance management, regular reviews and sales meetings.
  • Collaborate with Senior Management in business planning, sales forecasting, pricing strategies and project positioning.
  • Monitor market trends, competitor activities and economic conditions to identify opportunities and mitigate risks.
  • Conduct feasibility assessments and provide input on product development, pricing and market positioning.
  • Build and maintain strong relationships with developers, agents, purchasers, tenants, financiers and other key stakeholders.
  • Manage and optimize lead generation channels, including property portals, digital platforms, roadshows, exhibitions and referral networks.
  • Ensure effective utilization of CRM systems to track sales pipeline, customer database and conversion rates.
  • Coordinate with the Marketing team on promotional campaigns, branding initiatives, property launches and advertising strategies.
  • Prepare and manage sales budgets, ensuring cost-effective use of resources.
  • Secure required management approvals for sales strategies, pricing structures, incentives and promotional programs.
  • Prepare and present monthly, quarterly, and annual sales performance reports, forecasts and pipeline analysis to Management.
  • Ensure high standards of customer service and after-sales support to enhance brand reputation and customer satisfaction.
  • Contribute to long-term business sustainability through strategic product positioning, competitive pricing, and market-driven sales initiatives.

JOB SPECIFICATION

Qualifications

  • Bachelor's Degree in Business Administration, Marketing, Real Estate, Property Management, or related field.
  • Minimum 812 years of experience in sales and marketing of residential, commercial, or industrial property developments.
  • Proven track record of achieving and exceeding sales targets in property development.
  • Strong analytical, strategic planning, and financial acumen.
  • Proficiency in CRM systems, digital marketing tools, and sales analytics software.

Knowledge

  • In-depth knowledge of property market trends, buyer behavior, and regulatory requirements.
  • Knowledge of property development processes, building specifications, and compliance requirements.
  • Familiarity with loan processes, financing structures, and SPA documentation.
  • Knowledge of QESH Management, HIRARC, ESH legal requirements, and EHS practices.
