Duties & Responsibilities
- Work closely with CEO / General Manager on land acquisition strategies, joint ventures (JV), and new business opportunities.
- Proactively source and identify potential land banks, development opportunities, and strategic partnerships through networking with landowners, property agents, consultants, investors, and industry contacts.
- Evaluate and assess potential land parcels based on location, development potential, market demand, planning requirements, and commercial viability.
- Conduct preliminary assessments on land status, including zoning, title conditions, development restrictions, planning approvals, and regulatory requirements.
- Monitor property market trends, competitor activities, land transactions, and government planning policies.
- Conduct preliminary land assessment, market research, feasibility studies, and development potential analysis.
- Prepare financial feasibility studies including GDV, GDC, Development profit analysis, cash flow projections, ROI, and sensitivity analysis.
- Evaluate land proposals, including site analysis, market demand, product positioning, pricing strategy, and development potential.
- Conduct due diligence exercises on potential land acquisitions covering legal, technical, financial, planning, and authority requirements.
- Lead and support negotiations with landowners, agents, and strategic partners on land acquisition and JV arrangements.
- Prepare business proposals, investment papers, feasibility reports, and presentations materials for Management and Board approval.
- Coordinate and oversee preparation and execution of transaction documents including LOI, Term Sheet, SPA, JVA, and other related agreements.
- Liaise with internal departments, external consultants, valuers, legal advisors, and government authorities throughout the acquisition process.
- Maintain and update land acquisition database and market intelligence reports. 15 Prepare monthly land acquisition updates and business development reports for Management meetings.
- Perform any other duties and responsibilities as assigned by the CEO / GM from time to time
Job Requirements:
- Bachelor's Degree in Real Estate, Property Development, Estate Management, Finance, Business Administration, or related fields.
- Minimum 5 years of relevant experience in property development, land acquisition, business development, or investment-related roles.
- Strong understanding of property development lifecycle, land acquisition process, and feasibility assessment.
- Strong financial analysis and modelling skills, including GDV, GDC, ROI, and cash flow analysis.
- Good knowledge of land matters, planning requirements, zoning regulations, and development approval processes.
- Strong market research, analytical, negotiation, and presentation skills.
- Experience in land acquisition, joint venture transactions, high-rise, mixed development, or large-scale property projects will be an added advantage.
- Capable and willing to travel to various locations when required and hold a valid driver's license
- Able to work independently, manage multiple projects, and deliver results within timelines.
- This position is offered on a Fixed-Term contract basis, subject to the agreed contract duration and terms.
- Working Location: Headquarters – Hua Yang Berhad.
