Job Description

Key Responsibilities
  • Lead site development initiatives, including market research, feasibility studies, site assessments, and presentations to evaluate potential store locations.

  • Identify and secure strategic locations for new store openings that align with the company's expansion strategy and commercial objectives.

  • Develop and maintain a pipeline of potential sites, including a structured rollout plan and timeline to achieve store opening targets.

  • Negotiate lease agreements, rental terms, and commercial contracts to secure favorable conditions, including preparation of relevant legal documentation such as MOUs and contractual terms.

  • Engage with mall operators and property owners to secure prime locations and cost-effective opportunities for on-site advertising and promotional placements.

  • Coordinate with landlords to obtain all necessary documentation and approvals required for store licensing and permits.

  • Prepare and manage budgets for store development projects, ensuring cost efficiency and adherence to financial guidelines.

  • Work closely with contractors, technicians, and internal teams to oversee store fit-out processes, equipment installation, and outlet readiness, ensuring timely store openings and operational readiness.

  • Act as the primary liaison with external stakeholders, including landlords, mall management, contractors, and regulatory authorities for all site-related projects.

Requirements

  • 815 years of proven experience in Retail Business Development, Leasing, or Store Expansion roles.

  • Extensive experience managing multi-location portfolios and collaborating with large mall operators or property groups.

  • Demonstrated track record of successful lease negotiations with premium mall landlords and commercial property owners.

  • Direct experience working within a large retail organization, F&B chain, or convenience store headquarters is highly preferred.

  • Proven ability to develop and execute long-term expansion strategies, beyond reactive site acquisition.

  • Strong strategic and commercial mindset with deep understanding of retail economics and location performance.

  • Advanced negotiation and stakeholder management skills, capable of handling complex negotiations with senior-level stakeholders.

  • Highly results-driven and resilient, with the perseverance to manage long negotiation cycles and overcome challenges.

  • Self-motivated, detail-oriented, and highly committed to project execution and successful delivery of expansion initiatives.
