The Senior Project Executive will support the planning and execution of property development projects, with a primary focus on landed residential and mixed-use developments. The role involves assisting in land feasibility studies, concept planning, statutory submissions, and end-to-end project execution coordination with internal teams and external consultants to ensure projects are commercially viable, well-executed, and compliant with regulatory requirements.
1. Land & Feasibility Support
- Assist in identifying and evaluating potential land parcels for development.
- Support market research, feasibility studies, and financial analysis for residential and mixed-use projects.
- Prepare supporting materials for investment proposals and development justifications.
2. Planning, Design & Execution Coordination
- Assist in concept design, master planning, and detailed project execution planning for landed housing and related developments.
- Coordinate with architects, planners, engineers, and consultants to translate design concepts into executable project plans.
- Monitor alignment between design intent, cost parameters, and project execution requirements.
- Ensure compliance with planning regulations, building codes, and environmental requirements throughout planning and execution stages.
3. Statutory Approvals & Authority Liaison
- Assist in preparing and submitting development applications to relevant authorities (e.g., JPBD, DBKL, MBPJ, MBSA, etc.).
- Maintain coordination with government agencies, utility providers, and key stakeholders to support approval processes.
- Track approval progress and ensure timely resolution of technical or compliance issues.
4. Project Planning, Budgeting & Execution Support
- Support the development of project budgets, phasing plans, and master schedules from planning through execution stages.
- Assist in monitoring project milestones, timelines, and deliverables during implementation.
- Provide input on product mix, pricing strategy, and market positioning to support project performance.
- Ensure project execution activities align with approved budgets, corporate objectives, and financial targets.
5. Cross-Functional Coordination & Stakeholder Management
- Support coordination across sales, marketing, finance, and project delivery teams to ensure seamless project execution.
- Assist in managing consultants, contractors, and partners to ensure timely and quality delivery of project milestones.
- Support issue resolution during project execution by facilitating communication between internal and external stakeholders.
Qualifications & Requirements
- Minimum Diploma in Urban Planning, Architecture, Civil Engineering, Property Development, or related field.
- Minimum 4 years of experience in property development, preferably with exposure to landed residential projects.
- Familiarity with Malaysia's statutory requirements, planning processes, and development guidelines.
- Basic knowledge of feasibility studies, land assessments, and project planning.
- Willingness to travel within Malaysia for site visits, authority submissions, and project coordination.
