Role Overview
We are looking for a seasoned Senior Project Manager to take the lead on a high-profile residential high-rise revival project. This is a Turnaround role requiring a candidate who excels in complex environments. You will inherit a project that was previously stalled and be responsible for auditing the current site, navigating legacy structural/legal issues and driving the project toward a successful completion and handover.
Key Responsibilities
- Perform a rigorous gap analysis of the project's current state, including structural integrity, M&E status, and architectural progress left by the previous team.
- Work closely with the legal and commercial teams to resolve legacy issues with previous subcontractors and suppliers.
- Re-engage with local authorities (BOMBA, IWK, TNB, etc.) to renew lapsed permits and ensure all previous non-compliance issues are rectified.
- Develop and execute a Catch-up Plan to recover lost time without compromising on safety or the high-quality finish expected by the developer.
- Oversee the rectification of any weather-related or abandonment-related defects before proceeding with the final stages of construction.
- Closely monitor the cost-to-complete, ensuring that recovery works stay within the revised financial parameters.
Requirement
- Degree in Civil Engineering, Building Surveying or Construction Management.
- Minimum 10+ years in the construction industry, with at least 1 full cycles of high-rise residential projects (from substructure to CCC).
- Proven experience in Project Recovery, Rescue, or Turnaround of stalled/abandoned sites is highly advantageous.
- Strong knowledge of structural rectification techniques and Malaysian building regulations (UBBL).
- A command and control leadership stylecapable of managing high-pressure situations and making tough decisions regarding vendor performance.
