Scope of Work:
Leasing Strategy & Planning
- Develop and implement leasing strategies to attract and secure retail and F&B tenants.
- Conduct market analysis to identify trends, competitive positioning, and rental benchmarks.
- Plan tenant mix based on footfall, catchment demographics, and consumer demand.
Tenant Acquisition & Management
- Source, evaluate, and negotiate with prospective tenants (local and international brands).
- Prepare and manage Letters of Offer, Tenancy Agreements, and renewals.
- Build and maintain strong relationships with existing and potential tenants.
Lease Administration
- Ensure timely execution of leases and related documentation.
- Maintain an up-to-date leasing database and pipeline.
- Monitor expiry profiles and proactively manage renewals and re-tenanting.
Mall & Shoplot Coordination
- Work closely with Property Management, Marketing, and Fit-Out teams to align leasing plans.
- Participate in mall repositioning, refurbishments, or rebranding initiatives involving retail and F&B sectors.
Reporting & Budgeting
- Prepare leasing progress reports and occupancy statistics for management.
- Support in budgeting rental revenue and forecasting vacancy risks.
Requirements:
Qualifications:
- Degree in Real Estate, Business Administration, Marketing, or related field.
Experience:
- Minimum 3years of leasing experience, preferably in mall and commercial shoplot environments, with proven track records in retail and F&B tenancies.
Skills & Attributes:
- Strong market knowledge of retail and F&B leasing trends in Malaysia.
- Excellent negotiation, presentation, and communication skills.
- Result-driven with a proven leasing track record.
- Ability to manage multiple properties and fast-paced timelines.
- Proficient in lease documentation and commercial terms.
