Treasury Manager

• Manage end-to-end treasury and financing functions for the group's real estate portfolio across Malaysia.
• Develop and maintain strong working relationships with banks, financial institutions, valuers, lawyers, and external stakeholders.
• Lead and manage financing activities including acquisition financing, refinancing, term loans, revolving facilities, and project financing.
• Coordinate and manage pre- and post-financing matters including negotiations, due diligence, documentation, conditions precedent/subsequent, and facility utilization.
• Review and negotiate financing terms, facility agreements, security documents, and covenant requirements with lenders and advisors.
• Monitor and ensure compliance with financing covenants, reporting obligations, and lender requirements across multiple entities and asset structures.
• Prepare and maintain treasury-related financial models, bank models, cashflow projections, and financing analysis.
• Manage treasury operations including loan drawdowns, repayments, rollover, interest servicing, and banking administration.
• Support hedging activities including interest rate and FX hedging strategies where applicable.
• Work closely with Asset Management and Finance teams on portfolio cashflow planning, asset-level financing matters, and strategic initiatives.
• Support portfolio expansion, asset enhancement initiatives, and investment/divestment exercises from a treasury and financing perspective.
• Maintain proper treasury documentation, financing records, and compliance with internal policies and lender requirements.
• Provide treasury updates, financing analysis, and strategic recommendations to management.
• Support ad hoc treasury, financing, and corporate exercises/projects as required

Requirements

• Bachelor's degree in finance, Banking, Economics, Accounting or related discipline.
• Minimum 6–10 years of relevant treasury and financing experience, preferably within real estate, REIT, property investment, infrastructure, or asset management environment.
• Strong experience managing financing for multiple entities, assets, and financing structures.
• Proven experience in industrial real estate or property financing in Malaysia is highly preferred.
• Strong banking network and demonstrated ability to manage lender relationships and financing negotiations effectively.
• Hands-on experience in pre- and post-financing matters, covenant monitoring, loan documentation, and treasury operations.
• Strong financial modelling, cashflow forecasting, and analytical skills.
• Familiar with Malaysian banking and financing landscape.
• Able to work independently as a sole contributor while collaborating effectively across functions.
• Strong communication, coordination, and stakeholder management skills.
• Detail-oriented, proactive, and able to work in a fast-paced environment with tight timelines.
• Proficient in Microsoft Excel, PowerPoint, and financial modelling tools.
