Role Summary

The Credit Control & Leasing Executive is responsible for managing tenancy administration, rental collections, tenant relations, and operational coordination to ensure smooth leasing operations, timely revenue collection, and high tenant satisfaction.

Key Responsibilities

Manage leasing enquiries, unit viewings, tenancy agreements, renewals, and coordinate handover and takeover processes.
Source and screen prospective tenants and support lease negotiations.
Prepare Letter of Offer, Tenancy Agreement, renewals, and other lease-related documents.
Create and generate new contracts in IFCA.
Act as the main point of contact for tenants on leasing, billing, coordinate maintenance requests and operational matters with internal teams and contractors.
Monitor rental collections, follow up on overdue accounts, and prepare billing and collection reports.
Reconcile tenant accounts, prepare reminder notices for outstanding payments, Notice of Demand, and liaise with legal representatives for delinquent accounts.
Prepare reports for management, including occupancy reports, collection reports, aging reports and tenancy status updates.
Support audits and budgeting activities.
Ensure compliance with company policies, tenancy terms and regulatory requirements.

Qualifications & Experience

Diploma or Bachelor's Degree in Real Estate, Business Administration, or related fields.
At least 3 years of experience in leasing, property management, or credit control preferred.
Strong negotiation skills.
Detail-oriented with good organizational and reporting skills.
Proficient in Microsoft Office and property management systems.
Ability to work independently and manage multiple tasks effectively.
Excellent verbal and written communication skills in Bahasa Malaysia and English.
