Job Scope:
Reporting to the SG/MY General Manager, this role is responsible for the overall effective performance and management of the portfolio of storage facilities in Malaysia, playing a key role in supporting the Company's revenue and profitability goals:
- Manage and direct day-to-day operations of the assigned facilities.
- Ensure Company procedures are being adhered to.
- Evaluate current operational procedures and make change/improvement recommendations.
- Coach and develop the team of branch managers, including sales coaching and role playing the sales process.
- Evaluate competition and make pricing and promo recommendations.
- Inspect and audit properties on a routine basis to ensure company standards and policies are met.
- Monitor property performance and make the appropriate operational changes to reach Company goals.
- Ensure collections are within company goals and collection policies are followed.
- Manage expenses to ensure property standards are met and company policies are in force.
- Maintaining employee morale and job satisfaction.
- Manage and provide leadership and guidance to branch managers.
- Overall responsible for any security breaches, stock discrepancies and customer complaints.
- Assist General Manager with acquisitions due diligence, including competitive analyses and unit mix recommendations.
- Provide support in developing annual budgets for storage facilities.
- Complete property financial analyses of operating results and report results
- Monitor third-party vendors and forge the relationships to meet Company targets and ensure operational standards are met.
- Collaborate with marketing team and third-party vendors to plan and launch openings
- Responsible for ongoing community outreach and driving local community initiatives.
Job Requirements:
- Degree in Business Administration preferred or related experience.
- Having an understanding of optimizing physical occupancy, expenses, and net operating income.
- Able to perform independently and excel in a results-driven environment.
- Excellent computer proficiency, strong time management and prioritizing skills.
- Verbal and written communication skills, including ability to effectively communicate with internal and external partners.
- Multi-unit Management experience is essential.
- Prior P&L responsibility.
- Proven track record of development and leading a high performance team.
