About the client
Our client is a newly established private equity real estate investment manager headquartered in Kuala Lumpur. The firm manages over MYR 500m in AUM through the K.D.P. Real Estate Fund, targeting core-plus and value-add real estate across industrial/logistics, data centres, residential living, and hospitality.
The Role
This is a hands-on asset management role supporting the post-acquisition lifecycle under their growing real estate portfolio. You will work directly with the founding partners to monitor, manage, and optimise the performance of existing investments. No deal origination mandate - the focus is entirely on execution, performance, and value preservation.
What You'll Do
- Monitor asset and portfolio performance against business plans, budgets, and fund-level KPIs
- Maintain financial models, cashflow projections, and valuation updates across the portfolio
- Coordinate with JV partners, operating partners, developers, and property managers on day-to-day asset matters
- Prepare quarterly investor reports, board packs, and LP updates in coordination with the finance team
- Support compliance with fund governance requirements and Securities Commission reporting obligations
- Track capex programmes, lease events, and exit timelines for each asset
- Flag risks early and work with the team to resolve operational or structural issues at the asset level
- Liaise with legal, tax, and advisory teams on asset-level matters
What They're Looking For
- 4–5 years of experience in real estate asset management, fund management, or portfolio management
- Background from a fund manager, REIT, pension fund, or real estate private equity firm
- Strong financial modelling skills — comfortable building and maintaining DCF/cashflow models in Excel
- Solid understanding of real estate fundamentals across at least one or two sectors (industrial, residential, commercial, hospitality)
- Experience working with JV structures or operating partners is a plus
- Exposure to fund reporting, LP communications, or SC-regulated environments preferred
- Degree in Finance, Real Estate, Economics, or related field; CFA or CAIA is a bonus
- Highly organised, detail-oriented, and comfortable in a lean team with limited support structure
