Job Summary
The Assistant Manager, Quantity Surveying supports the Manager in overseeing the financial and contractual aspects of construction projects. This role ensures project costs are effectively managed, budgets are maintained, and commercial matters are handled in accordance with company policies and contractual requirements.
Key Responsibilities
Cost Estimation & Budget Management
- Assist in preparing detailed cost estimates for construction projects from design to completion
- Support the development and monitoring of project budgets to ensure effective financial control
- Conduct cost analysis and highlight discrepancies or potential issues to the Manager
Contract Administration
- Assist in reviewing, negotiating, and administering project contracts
- Ensure compliance with contractual terms and conditions
- Support variations, claims, and Extension of Time (EOT) matters
- Maintain proper documentation and justification for contractual changes
Tendering & Procurement Support
- Assist in preparing tender documentation and evaluating contractor submissions
- Support vendor selection to ensure competitive pricing and compliance with project requirements
- Ensure procurement activities align with company policies and project objectives
Cost Control & Financial Reporting
- Monitor project expenditures and track financial performance against budgets
- Identify potential cost overruns and recommend corrective actions
- Prepare periodic cost reports for management review
Risk Management
- Assist in identifying financial and contractual risks within construction projects
- Maintain and update cost-related risk registers
- Support mitigation strategies to minimize financial exposure
Team Support & Supervision
- Supervise and guide junior Quantity Surveyors in daily operational tasks
- Assist in assigning work and ensuring adherence to project timelines
- Support knowledge sharing and mentoring within the QS team
Client & Stakeholder Coordination
- Support coordination with clients, contractors, consultants, and suppliers on commercial matters
- Provide updates on project costs, variations, and financial matters during project meetings
Value Engineering & Cost Optimization
- Identify opportunities for cost savings during design and construction phases
- Recommend efficient and cost-effective solutions while maintaining quality and project standards
Final Accounts & Project Close-Out
- Assist in preparing final accounts for completed projects
- Ensure proper documentation and reconciliation of project costs
- Support resolution of disputes relating to costs, claims, and contract variations
Compliance & Documentation
- Ensure compliance with relevant legal, regulatory, and industry standards
- Maintain accurate commercial records and documentation for project audits
- Support internal commercial processes and quality assurance
Requirements
- Bachelor's Degree in Quantity Surveying, Construction Management, or a related field
- 3 5 years of experience in quantity surveying within construction or property development projects
- Experience in commercial projects, mall developments, maintenance, or upgrading works is advantageous
- Exposure to contract administration, cost control, and tender management
- Membership or progress toward professional certification (e.g., MRICS) is an advantage
