Job Description

Location: Kuala Lumpur, Malaysia

Employment: Full-Time

Market: Malaysia & Southeast Asia

Company: Disrupt-X

Products: B2B SaaS – CAFM | CMMS, HSE, EAM & Built Environment Technology

Disrupt-X is building a high-performance B2B SaaS sales engine across Asia.

We are not looking for a traditional enterprise salesperson who waits months for large RFPs, relies on existing relationships, or manages a small number of accounts.

We want a B2B SaaS sales machine.

Someone who can identify prospects, pick up the phone, use LinkedIn and outbound tools, qualify opportunities, book meetings, run product demonstrations and continuously build pipeline.

Your success will primarily be measured by one thing:

Qualified demos happening every week.

The minimum expectation is:

2 qualified demos per week / 8+ qualified demos per month. These must be genuine prospects with a real business problem and a BANT qualification score of 5+. A calendar full of meetings that cannot buy our solution does not count.

You will sell Disrupt-X SaaS solutions across:

CAFM | CMMS

Facility and maintenance management software for FM companies, property managers, asset owners and operators.

HSE

Digital health, safety, inspections, incidents, audits and compliance management.

EAM

Enterprise asset management solutions for organizations managing physical assets. You may also develop opportunities through Disrupt-X's technology and channel partner ecosystem.

Typical customers include:

  • Facility Management companies
  • Property & Asset Management companies
  • Commercial real estate operators
  • Schools and universities
  • Industrial companies
  • Infrastructure operators
  • Hospitality groups
  • Healthcare operators
  • Large multi-site organizations

We operate a structured five-stage sales funnel.

Build your own target accounts and contacts. You are expected to actively prospect through:

LinkedIn Sales Navigator, Apollo, outbound calling, email, referrals, events, existing databases and partner networks. You cannot depend entirely on marketing or SDR-generated leads.

Establish contact and understand:

Budget – Authority – Need – Timeline

The objective is to determine whether there is a genuine business opportunity. A prospect should not progress simply because they agreed to attend a meeting.

BANT Score: 5+

Once sufficient qualification exists, conduct a relevant product demonstration.

This is the core activity KPI.

Target: minimum 2 qualified demos every week.

The demo must address the customer's actual operational problem rather than simply walking through product features. BANT Score: 8+

At this stage we expect:

Second meeting/demo completed, relevant stakeholders engaged, requirement clearly understood, budget becoming visible and a realistic buying timeline. Commercials/proposals can now be shared.

BANT Score: 10+

The opportunity should have:

Clear decision makers, confirmed requirement, commercial discussions underway, advanced product discussions where required and a defined path toward purchase.

Your job is to continuously move opportunities from S1 → S2 → S3 → S4 → S5 → Closed Won.

Minimum: 8 qualified demos per month

Target operating rhythm:

2+ qualified demos every week

Quality matters more than filling calendars.

Every S3 demo must have:

  • BANT score of 5+
  • Correct customer profile
  • Identified business problem
  • Relevant stakeholder
  • Clear use case
  • Realistic potential opportunity

Fake demos, unqualified meetings and meetings booked simply to achieve KPI numbers will not count.

You are responsible for creating pipeline — not simply managing pipeline created for you.

We expect consistent:

Prospecting → Conversations → Qualification → Demos → Opportunities → Commercials → Closures

Qualified demos must progress.

A salesperson generating 10 demos every month but creating no S4/S5 opportunities is not performing successfully.

We will measure:

S3 → S4 conversion

S4 → S5 conversion

S5 → Closed Won conversion

Ultimately, the objective is revenue.

You will be measured on:

New logos acquired, new SaaS ARR generated, new revenue generated and quality of future pipeline created.

Every meaningful sales activity must be recorded.

Calls, emails, meetings, BANT scores, demos, opportunities, next actions and pipeline stages should be visible in CRM. If an opportunity isn't properly maintained in CRM, it will not be considered part of the active pipeline.

We want sales decisions based on real-time data — not end-of-month Excel reports.

We are particularly interested in people who have sold:

B2B SaaS, CRM, ERP, CMMS, CAFM, HSE software, HR SaaS, accounting SaaS, workflow software, property technology or similar business applications.

You should be comfortable selling software with deal sizes ranging from relatively small SaaS contracts to larger multi-site deployments.

Highly comfortable with outbound prospecting.

Confident making sales calls yourself.

Able to generate your own demos.

Excellent at product demonstrations.

Commercially aggressive but disciplined.

Comfortable being measured every week.

Strong at qualification.

Comfortable working inside a CRM every day.

Able to understand operational software quickly.

Excellent in spoken and written English.

Comfortable selling across Southeast Asia.

This position will probably not suit someone whose sales approach is primarily:

Waiting for inbound leads.

Waiting for SDRs to fill their calendar.

Attending networking events without measurable pipeline creation.

Managing relationships without actively prospecting.

Depending primarily on government tenders or RFPs.

Working on a handful of opportunities for six months without generating new pipeline.

We respect enterprise sales experience, but this particular role is designed around velocity, activity, qualification and measurable SaaS pipeline creation.

Every week, we should be able to open CRM and immediately see:

New prospects entering S1 → active conversations in S2 → 2+ qualified demos → opportunities progressing toward S4/S5 → new customers closing.

There should always be movement.

Our philosophy is simple:

Prospect every day.Qualify aggressively.Demo every week.Build pipeline continuously.Close consistently.

If you love B2B SaaS sales and enjoy the challenge of turning cold prospects into qualified opportunities, we want to hear from you.

Along with your CV, please answer:

Please explain how you generated those opportunities.

Applicants who can demonstrate a consistent history of self-generated B2B SaaS pipeline will be prioritized.
