Job Description
Position Overview
The BIM Manager will lead and manage Building Information Modelling (BIM), digital engineering, and information management activities for hyperscale data center projects from design development through construction, commissioning, and handover.
The role will be responsible for establishing and enforcing BIM standards, processes, workflows, and project information requirements across multidisciplinary design and construction teams. The BIM Manager will coordinate architectural, structural, civil, MEP, ELV, fire protection, utilities, and specialist data center systems to ensure that the project is delivered with a high level of design coordination, constructability, quality, and information integrity.
Working within Exyte's design-and-build environment, the BIM Manager will act as the key interface between engineering, construction, subcontractors, suppliers, clients, and project management, driving the effective use of BIM throughout the project lifecycle.
Key Responsibilities
1. BIM Management & Strategy
- Develop and implement the project BIM Execution Plan (BEP) in accordance with client requirements, project standards, and Exyte processes.
- Establish BIM workflows, modelling standards, naming conventions, coding structures, model exchange protocols, and information requirements.
- Manage BIM deliverables from concept/design development through construction and final handover.
- Ensure compliance with applicable BIM standards, including ISO 19650 and relevant client/project requirements.
- Establish and maintain the Common Data Environment (CDE) and ensure appropriate information management procedures.
- Define model production, coordination, review, approval, and issue processes.
- Develop BIM resources, responsibilities, model matrices, and project information delivery schedules.
2. Multidisciplinary BIM Coordination
- Lead coordination between architectural, structural, civil, MEP, ELV, fire protection, security, controls, process/utilities, and specialist data center systems.
- Manage federated BIM models and coordinate interfaces between disciplines.
- Identify and resolve model clashes, design conflicts, spatial constraints, and constructability issues.
- Chair regular BIM coordination meetings and track outstanding issues through to resolution.
- Coordinate major data center systems including:
- MV/LV electrical systems
- Generators and fuel systems
- UPS and battery systems
- Cooling/chilled water systems
- CRAH/CRAC systems
- Mechanical plant
- Fire protection
- BMS/EPMS
- ELV and security systems
- Busduct and cable containment
- Pipework and utility systems
- Data halls and white-space infrastructure
3. Design & Constructability
- Support engineering and construction teams in translating design intent into construction-ready BIM models and drawings.
- Conduct BIM-based constructability reviews before construction activities commence.
- Identify installation sequencing, access, maintenance, lifting, clearance, and temporary works constraints.
- Support construction methodology and installation planning using BIM.
- Develop and review 4D construction simulations where required.
- Support prefabrication, modularisation, and Design for Manufacture and Assembly (DfMA) initiatives.
- Ensure adequate spatial allowances for operation, maintenance, replacement, and future expansion of critical data center equipment.
4. Construction BIM
- Manage BIM coordination between main contractor, specialist subcontractors, vendors, and installation teams.
- Review subcontractor and supplier models for compliance with project BIM requirements.
- Monitor model quality and ensure timely submission of coordinated models.
- Support site teams with BIM-based coordination and installation information.
- Facilitate field verification and integration of site changes into project models.
- Coordinate BIM requirements for MEP installation, equipment rooms, data halls, plant rooms, risers, and technical spaces.
- Support digital construction workflows including model-based QA/QC, progress monitoring, and site coordination.
5. Clash Detection & Model Quality
- Establish and manage clash detection procedures using appropriate BIM coordination platforms.
- Define clash rules, tolerance requirements, priorities, and reporting procedures.
- Review and validate clash reports and ensure that issues are assigned to the appropriate discipline.
- Monitor clash resolution performance and maintain a clear BIM issue register.
- Carry out model health checks, including:
- Model integrity
- Geometry accuracy
- Naming conventions
- Coordinates
- Levels and grids
- Parameters and metadata
- File size/performance
- Model federation
- Information completeness
6. Digital Delivery & Data Management
- Ensure BIM models contain the required asset and equipment information for project handover.
- Coordinate asset information requirements with commissioning and operations teams.
- Support development of the Asset Information Model (AIM) and handover deliverables.
- Ensure equipment, systems, and maintainable assets are correctly classified and tagged.
- Coordinate BIM data with commissioning, testing, and turnover requirements.
- Support integration of BIM with other digital construction platforms where applicable.
7. Project & Stakeholder Management
- Act as the primary BIM interface between Exyte, client representatives, consultants, contractors, subcontractors, and vendors.
- Attend design, construction, coordination, and project progress meetings as required.
- Provide BIM status reports and highlight key risks, constraints, and outstanding coordination issues.
- Manage BIM-related deliverables against project programme milestones.
- Work closely with Project Directors, Engineering Managers, Construction Managers, Design Managers, QA/QC, and Commissioning teams.
- Provide BIM leadership and technical guidance to BIM Coordinators, Engineers, Modellers, and subcontractor BIM teams.
Required Qualifications & Experience
- Degree or diploma in Architecture, Engineering, Construction, BIM, Building Services, or a related discipline.
- Typically 8–12+ years of relevant BIM experience, with significant experience in large-scale MEP and/or data center projects.
- Minimum 3–5 years in a BIM Manager / BIM Lead / Digital Engineering Manager role.
- Demonstrated experience in hyperscale data centers, mission-critical facilities, semiconductor facilities, pharmaceutical facilities, or other highly complex MEP projects is strongly preferred.
- Strong experience in multidisciplinary BIM coordination from design through construction.
- Experience working in a design-and-build / EPC / main contractor environment.
- Experience managing BIM teams and multiple subcontractor BIM teams.
- Strong understanding of construction methodology and MEP installation.
