Job Description

Role Purpose:

The Group CFO will lead the company's financial transformation as it transitions from mass property acquisition and exclusive project sales to JV property developments and an upcoming Bursa Malaysia listing. Reporting directly to the Managing Director and working with the Board of Directors, advisers, bankers, and auditors, the CFO will enhance financial reporting, governance, capital structure, and overall listing readiness. This strategic role requires extensive experience in listed-company operations, capital markets, real estate development, and IPO execution.

Key Responsibilities:

1. IPO & Listing Readiness

  • Drive financial preparation for the proposed Bursa Malaysia listing, collaborating with sponsors, reporting accountants, legal counsel, and tax advisers.
  • Oversee financial due diligence, historical audits, financial projections, and prospectus disclosures while resolving structural, tax, or governance gaps.
  • Build an institutional-quality finance function capable of fulfilling post-listing reporting and regulatory standards.

2. Financial Reporting & Audit

  • Maintain oversight of consolidated financial reporting across the company, its subsidiaries, SPVs, and JV entities in compliance with MFRS standards.
  • Streamline monthly financial closes and direct annual statutory audits for timely completion.
  • Deliver listed-company-standard quarterly board packs in coordination with the Group Accounts team.

3. Property Development & Project Finance

  • Implement robust financial controls, feasibility assessments, and cash flow models for property development projects and joint ventures.
  • Monitor project budgets, Gross Development Value (GDV), development costs, revenue recognition, and profit margins.
  • Evaluate capital allocation, land acquisitions, bulk purchases, and investment returns to guide executive decisions.

4. Strategic Finance & Capital Management

  • Formulate long-term financial models and advise leadership on capital structure, debt/equity optimization, and liquidity strategies.
  • Partner with treasury teams to manage banking relationships, credit facilities, and refinancing.
  • Support capital-market initiatives, including potential M&A, fundraising, or Sukuk/bond issuance.

5. Budgeting, Forecasting & Performance Tracking

  • Direct annual budgeting and integrated P&L, balance sheet, and cash-flow projections.
  • Establish key financial metrics (revenue, PAT, margins, cash conversion) and present monthly operational analysis to executive leadership.
  • Identify operational inefficiencies across business units and recommend corrective actions.

6. Governance, Risk & Internal Controls

  • Design and enforce governance frameworks, Delegations of Authority (DOA), and financial SOPs.
  • Safeguard cash flows, procurement, intercompany transactions, and project expenditures against risk and fraud.
  • Partner with Internal Audit and Risk Committee members to ensure full regulatory compliance.

7. Tax & Corporate Structuring

  • Lead tax planning initiatives and work with external advisers on IPO corporate restructuring.
  • Structure SPVs, JVs, and intercompany transactions for maximum tax and commercial efficiency.

8. Finance Transformation & Leadership

  • Scale and structure the finance organization into distinct accounting, treasury, control, and corporate finance units.
  • Modernize financial systems, reporting dashboards, and internal workflows while mentoring talent within the department.

Essential Requirements:

  • Professional accounting qualification (MIA, ACCA, ICAEW, CPA, CIMA, or equivalent).
  • 15+ years of progressive finance experience with significant time in executive leadership.
  • Direct experience within a Bursa Malaysia-listed company or an active IPO environment.
  • Deep mastery of MFRS, financial consolidation, internal controls, and corporate governance.
  • Proven track record presenting to Boards of Directors, Audit Committees, investment bankers, and regulatory bodies.

Preferred Requirements

  • Strong background in property development, real estate, or construction accounting.
  • Hands-on experience executing at least one successful IPO transaction.
  • Prior experience as CFO, Deputy CFO, or Group Financial Controller of a publicly traded entity.
  • Demonstrated expertise in M&A, capital markets, project financing, and banking relationships.
