About the Role
This position is responsible for overseeing AIA's real estate investment, mortgage and property portfolios with full accountability for portfolio-level performance, operations and value creation.1. Real Estate Investment & Lending Portfolio Management
Manage the performance of investment and owner-occupied properties to achieve assigned long-term investment returns and net yield targets.
Drive asset enhancement initiatives and oversee ongoing building maintenance and renovation projects to ensure timely and cost-effective delivery.
Build and manage the real estate investment portfolio in line with strategic asset allocation targets while maintaining optimal operating cost levels.
Oversee annual CAPEX planning for asset enhancement, layout renovations, and office or branch renovations and relocations.
Lead real estate space planning and ad-hoc reconfiguration initiatives to support evolving business needs, including feasibility, costing, and implementation.
Formulate and execute strategies to optimise occupancy and utilisation across key properties.
Lead acquisition and divestment initiatives for both owner-occupied and investment assets.
Ensure full compliance with applicable regulatory, governance and statutory requirements.
2. Mortgage Portfolio Management
Manage the mortgage portfolio in line with strategic asset allocation and business objectives, ensuring sustainable growth, profitability and portfolio quality.
Formulate and execute mortgage sales, marketing and portfolio growth strategies to achieve agreed business targets.
Oversee mortgage product positioning and pricing strategies while identifying opportunities to create synergies with insurance products and customer value propositions.
Monitor portfolio performance, profitability, asset quality and market trends, recommending initiatives to optimise returns and enhance customer value.
3. Mortgage Operations & Governance
Oversee end-to-end mortgage operations, including credit administration, underwriting, recovery management and customer service.
Establish and maintain policies, procedures and control frameworks to ensure compliance with regulatory requirements and internal governance standards.
Ensure sound risk management practices and effective operational controls across mortgage activities.
Drive process improvements and digitalisation initiatives to enhance customer experience, operational efficiency and service quality.
Ensure timely, accurate and complete reporting of portfolio performance and operational metrics.
4. Facilities Management
Lead facilities and project management teams delivering branch rationalisation and premises initiatives from planning through to completion, within agreed quality, time, and cost parameters.
Develop and implement comprehensive facilities management strategies to ensure efficient operation, maintenance, and safety of all properties.
Oversee building maintenance and repair activities, ensuring compliance with health, safety, and environmental standards.
Manage vendor and service provider relationships, including contract negotiation for cleaning, security, and maintenance services.
Drive sustainability initiatives to improve environmental performance and reduce energy consumption.
Conduct regular audits and inspections to ensure facilities are maintained at optimal standards, with timely issue resolution.
5. Leadership and Team Management
Lead, mentor and develop multidisciplinary teams across real estate investment, facilities management, mortgage portfolio management and operations.
Foster a culture of accountability, performance excellence and continuous improvement.
Provide clear strategic direction and ensure team objectives are aligned with organisational goals.
Conduct performance reviews and identify capability and development opportunities.
6. Strategic Planning and Execution
Develop and execute medium- to long-term strategies across the real estate and mortgage portfolios.
Monitor market trends and identify opportunities for growth, optimisation and innovation.
Develop integrated portfolio strategies to optimise risk-adjusted returns and support long-term business objectives.
Prepare and present management reports, providing insights, analysis and recommendations to senior stakeholders.
7. Financial Management
Own portfolio-level financial performance, including budgeting, forecasting and financial analysis.
Ensure accurate and timely financial reporting.
Monitor and manage profitability, portfolio quality and financial performance across both real estate and mortgage portfolios.
Implement cost-control measures and drive efficient capital and resource allocation.
8. Process Improvement and Compliance Management
Formulate and own departmental processes, procedures and controls to support productivity and effective governance.
Drive process improvements to enhance efficiency while maintaining compliance with internal policies and regulatory requirements.
Ensure adherence to internal and external investment parameters.
Ensure compliance with relevant regulatory, risk and governance requirements across both real estate and mortgage activities.
Oversee timely, complete and accurate reporting to relevant stakeholders.
1. Education
Bachelor's degree in Real Estate, Architecture, Construction Engineering, Finance, Economics, Business, or a related field.
A Master's degree or relevant professional certification is an advantage.
2. Experience
Minimum 15 years of relevant experience in real estate investment, mortgage portfolio management, facilities management, financial services, or related fields.
At least 5 years in a senior leadership role with P&L, portfolio or business management accountability.
Experience within financial institutions, insurance companies, banks or asset management environments will be an advantage.
3. Functional Skills
Strong understanding of investment principles, portfolio performance management, mortgage portfolio management, credit governance and capital planning.
Proven track record managing large-scale portfolios and leading high-performing teams.
Strong analytical, strategic planning and financial management capabilities.
Good understanding of underwriting, mortgage operations, risk management and regulatory requirements.
Excellent communication, stakeholder engagement and negotiation skills.
Ability to operate effectively in a fast-paced and dynamic environment.
