RESPONSIBILITIES
Performs complex preventive and correctivemaintenance, repairs and installations of electrical, mechanical, plumbingand/or HVAC equipment, machinery and controls located in the interior andexterior of buildings. Working under general direction, monitors buildingsystem operations and performance. Has critical, specialized knowledge requiredat client site.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Complies with all applicable codes, regulations, governmental agency andCompany directives related to building operations and work safety.
Operates, maintains, monitors, and performs preventive, predictive, andcorrective maintenance on building equipment, which may include:mechanical/HVAC/plumbing systems, electrical/cabling, fire detection andsuppression, life safety, lighting, temperature control systems, buildingmanagement systems, and digital systems.
Maintains the professional appearances of the property, equipment, engineeringspaces, and common areas.
Maintains the building lighting system, including element and ballast repairsor replacements.
Prepares estimates detailing the amount of time and materials needed forcompleting tasks. Maintains adequate supplies and tools and orders necessarymaterials to complete all tasks.
Maintains an energy management program to ensure measures are taken to operateall systems in the most efficient manner to keep operating costs at a minimum.
Oversees and inspects the work performed by outside contractors. Contractedwork may include landscaping, snow removal, remodeling, HVAC, plumbing, andcleaning.
Performs work in compliance with standard operating procedures and/or criticalwork packages, and maintenance work instructions.
Performs specialized and complex tasks such as carpentry, electrical, painting,roofing, HVAC, welding, furniture assembly/relocation and locksmith tasks.Performs inspection of building systems including fire alarms, HVAC, plumbingand electrical.
Uses pc and/or pda for work order system, email, ESS and training. Responds toemergency situations and customer concerns.
Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. Provides informalassistance such as technical guidance, and/or training to coworkers.Coordinates and assigns tasks to co-workers within a work unit and/or project.
QUALIFICATIONS

EDUCATION And EXPERIENCE
Degree in E&E with 8 or more years of experience in electrical systems,refrigeration and/or HVAC. Or equivalent combination of education andexperience.
CERTIFICATES and/or LICENSES
Universal CFC certification required. Additional certification in one ormore of the following: electrical, mechanical, HVAC and refrigeration systems,process controls, mechanical power transmissions, painting, plumbing, carpentryor engine repair. Certifications/licenses may be required by local or statejurisdictions.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizationaland analytical skills. Ability to provide efficient, timely, reliable andcourteous service to customers. Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles and to understandoperating budgets. Ability to calculate intermediate figures such aspercentages, discounts, and/or commissions. Conducts basic financial analysis.
REASONING ABILITY
Ability to comprehend, analyze, and interpret documents. Ability to solveproblems involving several options in situations. Requires intermediateanalytical and quantitative skills.
OTHER SKILLS And ABILITIES
Uses personal computers and / or PDA for work order system, email, ESS andtraining. Basic skills with Microsoft Office Outlook. Physical requirementsinclude stooping, standing, walking, climbing stairs / ladders and ability tolift / carry heavy loads of 50 lbs. or more.
