Job Description

Job Purpose
Lewe Engineering Pte Ltd provides M&E and facilities operations and maintenance services in Singapore, supporting critical manufacturing and industrial facilities. We are seeking a Facilities Maintenance Engineer to support our facilities operations.

The Facilities Maintenance Engineer is responsible for the engineering ownership, reliability, maintenance strategy, troubleshooting, and continuous improvement of facility utility and building systems to ensure safe, compliant, energy-efficient, and uninterrupted support for manufacturing operations. The engineer leads technical investigations, develops preventive and predictive maintenance programs, manages contractors and projects, analyses equipment performance, and provides technical guidance to technicians and operations personnel.

Job Responsibilities
Operations & Maintenance

  • Own the reliability, performance, and maintenance strategy of assigned facilities systems and equipment, including project improvements and equipment replacement.

  • Develop, review, and optimise preventive, predictive, and condition-based maintenance plans using equipment criticality, failure history, and OEM requirements.

  • Lead troubleshooting, root cause analysis, and recovery of equipment or utility failures to minimise manufacturing impact and recurrence.

  • Review alarms, trends, operating parameters, and maintenance data to identify degradation and recommend corrective actions.

  • Prepare and maintain engineering procedures, equipment specifications, maintenance standards, technical reports, and system documentation.

  • Provide technical guidance to technicians and coordinate emergency response and after-hours support when required.

Facilities Systems Support

  • Provide engineering ownership and technical support for facility systems such as:

    • GCW Chiller Plant and Cooling Towers

    • ACMV Systems (AHU, MAU, FCU, Split Units / CRAC)

    • Fire Protection and Alarm Systems

    • Lifts

    • Lighting / emergency light / spotlight / perimeter lighting

    • Cleanroom ceiling / lighting

    • Cold Room

    • Ventilation Fans

Contractor & Vendor Management

  • Develop scopes of work, technical specifications, cost estimates, and evaluation criteria for outsourced maintenance and improvement works.

  • Lead technical evaluations, site surveys, contractor briefings, work execution, testing, commissioning, and final acceptance.

  • Monitor contractor safety, quality, schedule, cost, and deliverables, and drive closure of deficiencies and corrective actions.

  • Manage small to medium facilities improvement, replacement, and reliability projects from planning through handover.

Safety & Compliance

  • Ensure compliance with EHS requirements, Facilities Disciplines, LOTO, PTW, PTP, regulatory codes, and site procedures.

  • Lead or support risk assessments, management of change reviews, incident investigations, root cause analysis, and CAPA implementation.

  • Maintain accurate, traceable, and auditable engineering and maintenance records.

  • Support internal, external, regulatory, energy, and management-system audits and ensure timely closure of findings.

Requirements & Qualifications

  • Education:

    • Bachelor's degree in Mechanical, Electrical, Mechatronics, Facilities Engineering, or a related discipline.

    • A relevant diploma with substantial facilities maintenance and engineering experience may be considered.

  • Experience:

    • 1 to 3 years of relevant experience in facilities engineering, maintenance, utilities, semiconductor, manufacturing, or another critical industrial environment.

    • Demonstrated experience in equipment troubleshooting, maintenance strategy, reliability improvement, contractor management, and project execution is preferred.

  • Technical Skills:

    • Strong knowledge of mechanical, electrical, ACMV, controls, and critical utility systems.

    • Ability to interpret P&IDs, single-line diagrams, schematics, technical drawings, equipment data, and maintenance procedures.

    • Proficiency in systematic troubleshooting, root cause analysis, FMEA, equipment criticality, and preventive or predictive maintenance methods.

    • Working knowledge of computerised maintenance management systems such as SAP, data analysis tools, and technical reporting.

    • Knowledge of applicable Singapore safety, environmental, building, fire protection, and energy-efficiency requirements is an advantage.

  • Soft Skills:

    • Strong analytical, troubleshooting, decision-making, and problem-solving skills.

    • Ability to work independently, lead cross-functional activities, and collaborate effectively with technicians, engineers, manufacturing teams, and vendors.

    • Clear written and verbal communication, including preparation of technical reports and management updates.

    • Ability to prioritise multiple activities and provide emergency or after-hours support when required.

Profile / Qualification

  • Preferred Education- Bachelor's degree in Mechanical, Electrical, Mechatronics, Facilities Engineering, or a related discipline.

  • Additional Education- A relevant diploma with substantial facilities maintenance and engineering experience may be considered.

  • Professional Experience (required)- 1 to 3 years in facilities engineering, maintenance, utilities, semiconductor, manufacturing, or another critical industrial environment.

  • Additional Experience (optional)- Equipment troubleshooting, maintenance strategy, reliability improvement, contractor management, and project execution.

  • Knowledge and Skills- Strong knowledge of mechanical, electrical, ACMV, controls, and critical utility systems. Able to interpret P&IDs, single-line diagrams, schematics, technical drawings, and maintenance procedures. Systematic troubleshooting, root cause analysis, FMEA, equipment criticality, and preventive/predictive maintenance methods. Knowledge of Singapore safety, environmental, building, fire protection, and energy-efficiency requirements is an advantage.

  • Computer Skills- Computerised maintenance management systems (e.g. SAP). Data analysis tools and technical reporting.

  • Languages: English

  • Mobility: As when needed on-call and after-hours support required.

  • Other Requirements: Willing to provide emergency and after-hours support.
