Head of Group Finance (2-years contract)

Job purpose:

This position is responsible for leading the Group's financial strategy, governance, and performance management across the portfolio of Company shopping malls and hotel assets. This role provides strategic financial leadership to support asset optimization, investment decisions, and sustainable value creation in a REIT environment. This position oversees both corporate finance functions and operational finance performance, ensuring alignment with the Group's financial objectives, regulatory requirements, and stakeholder expectations.

Accountability:

• Lead the development and execution of the Group's financial strategy, aligning with overall business and asset management objectives.
• Provide strategic financial insights and recommendations to senior management on portfolio performance, capital allocation, and business growth opportunities.
• Support investment evaluation, asset enhancement initiatives (AEI), and financial feasibility analysis for new and existing assets.
• Oversee cash flow management, funding strategies, and capital structure optimization across the Group.
• Manage banking relationships, financing arrangements, and compliance with debt covenants.
• Support corporate exercises including refinancing, restructuring, and potential fundraising initiatives.
• Oversee timely and accurate preparation of consolidated financial and management reports for the Group.
• Drive performance analysis across all assets (6 shopping centers and 1 hotel), including revenue, cost efficiency, and profitability metrics.
• Establish and monitor key financial KPIs aligned with REIT performance expectations.
• Lead the annual budgeting and periodic forecasting process across all business units.
• Monitor financial performance against budget and provide variance analysis with actionable recommendations.
• Ensure disciplined cost management while supporting revenue optimization initiatives.
• Establish and maintain robust financial controls, ensuring compliance with internal policies and regulatory requirements.
• Oversee internal control frameworks and continuously enhance governance standards across the Group.
• Ensure compliance with applicable financial reporting standards, tax regulations, and statutory requirements.
• Act as the key liaison with external auditors, tax agents, bankers, and regulatory authorities.
• Ensure timely completion of audits, tax filings, and statutory submissions.
• Support Board, Audit Committee, and senior management reporting requirements.
• Provide financial oversight on mall and hotel operations, including leasing income, occupancy performance, and operational cost structures.
• Review and approve key financial transactions, including CAPEX, payment vouchers, tenancy proposals, and leasing deals to ensure compliance with Company SOPs.
• Partner with no limitation to Operations, Leasing, and Marketing teams to drive financial performance of assets.
• Lead, mentor, and develop the finance team to build strong technical and commercial capabilities.
• Foster a high-performance culture aligned with the Group's objectives.
• Drive continuous improvement in financial processes, systems, and reporting efficiency.
• Lead or support special projects, including system implementation, process transformation, and business restructuring initiatives.
• Provide financial analysis and insights for strategic decision-making as required by Management.

Qualifications:

• Bachelor's Degree in Finance, Accounting, or related field (professional qualification such as ACCA/CPA/MIA preferred)
• Minimum 10 – 15 years of relevant experience, with at least 5 years in a leadership role
• Strong exposure in REIT, property, retail mall, or hospitality industry
• Proven experience in corporate finance, financial planning, and asset performance management
• Strong understanding of financial reporting standards, tax, and regulatory compliance in Malaysia
• Demonstrated leadership capability with strong stakeholder management skills.
