1. Leasing Strategy & Planning Develop and implement industrial leasing strategies that align with the company's vision, project positioning, and financial targets.
2. Tenant Mix & Positioning Curate an optimal tenant mix that enhances the vibrancy, attractiveness, and sustainability of the industrial real estate development.
3. Business Development & Negotiation Identify, engage, and secure suitable tenants through strong market networks and proactive negotiations to maximize occupancy and rental income.
4. Market Research & Analysis Conduct research on market trends, consumer behaviour, and competitor activities to inform leasing strategies and ensure competitiveness.
5. Stakeholder Management Build and maintain strong relationships with key tenants, business partners, real estate agents, and industry stakeholders to strengthen the leasing pipeline.
6. Lease Administration & Compliance Oversee lease documentation, ensure timely renewals, and ensure compliance with legal, financial, and operational requirements.
7. Retail Performance Monitoring Track and analyze sales performance of tenants, footfall, and overall industrial & commercial center performance; recommend strategies to enhance revenue generation.
8. Cross-Functional Collaboration Work closely with project development, marketing, property management, and finance teams to ensure seamless project delivery and tenant support.
9. Budgeting & Revenue Optimization Prepare leasing budgets, monitor rental collections, and drive initiatives to optimize revenue and reduce vacancy costs.
10. Team Leadership & Development Lead, coach, and develop the leasing team
to achieve business objectives while fostering a high-performance culture.
RequirementsKey Requirements:
Minimum 5 years of experience in leasing, sales, or business development, preferably in industrial real estate
Strong network and established relationships with industrial manufacture brands, F&B operators, and commercial tenants.
Excellent negotiation and deal-closing skills with a proven track record in securing new tenants.
Proactive, independent, and results-driven with a strong ability to hunt for new business opportunities.
Ability to work under pressure in a fast-paced environment, meeting tight deadlines and sales targets.
Strong communication and interpersonal skills, with the ability to influence decision-makers.
