Proposed Addition & Alteration To Existing Podium And Construction Of New Hotel Apartments At Johor Bahru

Duration of Works:

1 April 2026 to November 2027 (19 months) + 6 months during Defect Liability Period (DLP)

Job Description:

  • Responsibilities to the Building Authorities to supervise the works in accordance to the Building Control Act, Regulations and approved plans.
  • Analyse all project drawings and specifications, and feedback on any discrepancies and/or possible issues, as well as suggest possible solutions to prevent delays before work commences on-site and through the course of the project.
  • Check architectural and ID works and intent of design details are followed. To notify Architect of any design intent conflicts and quality variations, illegal works.
  • Supervise the construction and related works, maintain quality control and ensure that the works are carried out in accordance with the project specifications, materials, drawings, sketches, and site instructions by the supervising qualified persons and project consultants.
  • Ensure that the contractors carry out their work in compliance with the Building Control Act and Regulations, Codes of Practices, and requirements of building authorities and government agencies.
  • Assist in the review of Contractor's method statements and working procedures and ensure that the Contractor carries out the works in accordance with the approved method statements.
  • Highlight discrepancies, feedback on site progress, safety and non-conformances to the Superintending Officer, supervising qualified persons and project consultants.
  • Observe and comply with site safety and ensure that works are carried out in a safe and proper manner.
  • Witness all inspections, testing and commissioning performed by the Contractor to ensure compliance with design and specifications.
  • Vet and sign-off inspection forms and quality related issues including all dry-lays, trade demonstrations, method of statements, mock-ups, defects inspection and rectification follow-up to sign-off, M&E testing and commissioning, handover to Client.
  • Verify Contractor's progress payment, claims in terms of work done and materials/equipment stored on site.
  • Supervision of all Architectural Works with proficiency in Civil & Structural Engineering as required under the project and mandated under the Building Control Act & Regulations.
  • Assist the Resident Engineer (RE) in supervision works on site and assist in supervising and coordination with other consultants site staff.
  • Report to Superintending Officer (SO).
  • Maintain and submit consolidated daily summary and weekly reports on progress of works, instructions given to Contractors, materials delivered to site, daily activities, weather conditions at site, number of visitors at site and any other significant information.
  • Prepare defects lift, monitor progress of rectification works and ensure all defects are rectified to the satisfaction of the Superintending Officer (SO), supervising qualified persons and project consultants.
  • Participate in Client/Consultant's site meeting and technical meeting when requested.

Job Requirements:

  • Minimally a Diploma in Architecture from a recognised instituition
  • Certified Arch-IOW should be registered with Lembaga Arkitek Malaysia (LAM) under Act 117 of Architects Act 1967
  • At least 6 years or more relevant experience of projects in Architectural Works.
  • Required to do Night Shift.
