Job Summary

We're looking for a seasoned Operations Manager to lead the day-to-day management and maintenance of a large retail mall. This role is ideal for someone experienced in facilities, building upkeep, service contracts, and cross-departmental operations who is ready to take ownership of the mall's overall performance, compliance, and enhancement initiatives.

Key Responsibilities

  • Lead site operations including maintenance, M&E systems, security, parking, housekeeping, landscaping, and food court management.

  • Oversee daily service delivery from contractors, ensuring quality, safety, and budget compliance.

  • Translate operational strategies into effective maintenance programs and SOPs.

  • Manage the mall's operating and capital expenditure budgets.

  • Review contractor performance, conduct audits, and ensure adherence to safety and building regulations.

  • Drive cost-saving, sustainability, and energy efficiency initiatives (QMS, EHS, Green Mark, etc.).

  • Supervise AEI (Asset Enhancement Initiative) works and ensure timely delivery.

  • Build strong working relationships with local authorities, statutory bodies, and emergency services.

  • Lead crisis response and ensure prompt escalation of incidents to internal stakeholders.

  • Prepare operational reports and ensure timely submission of financial and performance data.

  • Mentor and manage a team of technical, maintenance, and operations personnelincluding performance reviews and succession planning.

Requirements

Key Requirements

  • Diploma or Degree in Engineering, Facilities Management, or related fields.

  • 8+ years of mall or commercial property operations experience, with at least 5 years in a managerial role.

  • Chargeman A4 or BO certification is an advantage.

  • Strong understanding of M&E systems, mall operations, building maintenance, and vendor management.

  • Familiar with local building regulations and safety standards.

  • Strong leadership, negotiation, and stakeholder management skills.

  • Fluent in English and Bahasa Malaysia, with good reporting and presentation skills.

  • Proficient in Microsoft Excel and PowerPoint.

  • Ability to manage multiple priorities under pressure with a solution-oriented mindset.
