Manager, Building (Property Management)
Job Purpose
Oversee daily property management operations to ensure smooth building maintenance, safety, security, and stakeholder satisfaction, including compliance with relevant laws and by-laws.
Key Responsibilities
- Compile handover listings from Project Team (M&E warranties/manuals, common facilities/areas) and prepare maintenance budget.
- Manage building operations: common area maintenance, utilities, facilities, security, and DNF tracking/closure.
- Ensure fire safety system inspections/testing and BOMBA compliance records/certificates.
- Appoint and manage external service providers (maintenance/security/utilities): tendering, LOA/award preparation, insurance coverage, schedule review, and performance monitoring.
- Ensure House Rules implementation and compliance with local by-laws/strata requirements (SMA/STA).
- Prepare periodic management reports (accounts, maintenance status, contractor licenses, defects).
- Coordinate FAGM and support formation of JMB/MC/RA; hand over full documentation upon JMB formation (manuals, warranties, accounts, plans, contracts, defect list).
- Liaise with authorities, consultants, contractors, occupants, and JMB/MC on building matters.
- Any other duties as assigned by Management.
Requirements
- Diploma/Degree in Estate Management or equivalent.
- Minimum 3 years relevant experience in property/building management.
- Strong people/contractor management, KPI focus, customer service, and building management knowledge.
- Strata law knowledge (SMA/STA) is an added advantage.
- Willing to work on Site.
