About the Role
We are looking for a driven Manager, Business Development to identify, source and evaluate new property investment, land acquisition and development opportunities for the Group. You will own the full lifecycle of a deal; from origination and market research, through financial modelling, investment appraisal and feasibility studies, to business case preparation and Board approval.
This role suits someone who combines strong networking instincts with rigorous financial analysis; comfortable building relationships and hunting for opportunities, just as much as running the numbers behind them.
Job Responsibilities
- Identify new business opportunities, including new markets, growth areas, trends, customers, partnerships, products and services, and conduct research across various real estate market sectors.
- Build and maintain a strong network to generate leads, and develop excellent rapport with key stakeholders such as clients, regulatory bodies and other business units within the Group.
- Evaluate potential land acquisitions, investments and development opportunities, and conduct property development feasibility studies for new acquisitions and/or asset enhancements.
- Perform financial modelling and investment appraisal, including IRR, NPV, ROI and profitability assessment, to support sound investment decisions.
- Prepare and monitor project cash flow forecasts and key financial assumptions underpinning each opportunity.
- Prepare business cases, investment papers and Board papers with clear financial recommendations for management approval.
- Support financial due diligence and commercial evaluation of potential opportunities, applying strong commercial and strategic analysis throughout.
- Liaise with Group Legal on documentation including sale and purchase agreements and lease/tenancy agreements.
- Support the Investor Relations function in promoting the company to investors and media via investor decks, press releases and annual reports.
- Provide ad-hoc support to management through data analysis, risk/return analysis, market research and market assessment across varying business scenarios.
Requirements
- Degree in Finance, Real Estate, Law, Civil/Structural Engineering, Project Management, Accounting, Economics or a related discipline. MBA/CFA is an added advantage.
- At least 6 years working experience in a related field, with hands-on exposure to financial modelling, investment appraisal, feasibility studies, cash flow forecasting, business case preparation, land acquisition evaluation, IRR/NPV/ROI analysis, financial due diligence and commercial/strategic analysis.
- In-depth knowledge of the property development industry, with experience in real estate investment analysis.
- A natural networker who's comfortable proactively building relationships and pursuing new opportunities.
- Strong Excel and financial modelling skills.
- Outspoken, with strong interpersonal and communication skills.
