Role Summary
Leads Facility Management nationwide - accountable for equipment uptime, the preventive-maintenance schedule, the supplier panel and FM capex across all Tealive and Bask Bear outlets.
Job Responsibilities
- Set preventive maintenance frequency policy and equipment criticality tiers.
- Own the per-outlet equipment list — received at Day 0 handover; keep updated for the outlet's life.
- Own warranty + DLP tracking — 6 months default cover unless specified longer; trigger claims before expiry.
- Approve the Vendor Map and conduct annual vendor reviews; manage approved contractor panel.
- Step in on vendor escalations during repair cases — approve vendor change, threshold engagements, or panel additions.
- Conduct briefings for new technicians.
- Set SLA tiers (P1/P2/P3) for reactive repair and review monthly SLA adherence.
- Submit the annual FM capex budget forecast based on PM trend data and vendor lifecycle data.
- Operate within the FM capex approval matrix set by Retail Network Director and Finance Team.
- Conduct monthly review of FM performance: PM completion rate, slipped jobs, breakdown patterns, capex spend vs budget, warranty/DLP claims.
- Report monthly with KPIs, capex utilisation, equipment health trends, warranty utilisation.
- Lead and manage the FM team; allocate workloads, set performance expectations.
- Ensure all FM activities comply with OSHA requirements, electrical safety regulations, and food safety standards.
- Year-end capex reconciliation with Finance Team.
Job Requirements
- Bachelor's Degree or Diploma in Mechanical Engineering, Electrical Engineering, Facilities Management, or related discipline.
- Minimum 8 years of maintenance experience with at least 4 years in a managerial role; F&B / QSR / retail multi-site experience preferred.
- Strong technical knowledge of F&B kitchen equipment, refrigeration systems, electrical installations, and building services.
- Proven experience managing multi-site maintenance operations across a large outlet network (100+ outlets).
- Excellent leadership and team management skills with experience supervising 10+ technicians.
- Strong vendor negotiation and contractor management experience.
- Capex budget management experience; familiarity with capital vs operating expense classification.
- Proficient in Microsoft Office; experience with CMMS or job-order management systems (LARK).
