Key Responsibilities:
Operations Management
- Lead daily operations across multiple sites to ensure smooth and consistent service delivery
- Manage vendors, contractors, and service providers to deliver quality and timely outcomes
- Ensure sites upkeep including maintenance, security, cleanliness, and overall safety standards
- Ensure compliance with internal SOPs and external operational, legal, and safety requirements
- Oversee end-to-end customer journey: onboarding, billing, service delivery, and move-outs
- Supervise on-site teams and uphold service quality, discipline, and performance standards
- Track and manage key site KPIs including enquiries, conversions, occupancy, pricing, revenue, and operating costs
- Prepare operational reports, identify improvement opportunities, and support business initiatives
- Act as escalation point for operational incidents and ensure timely on-site resolution where required
Real Estate & Property Management
- Source, evaluate, and recommend new sites for expansion and business growth
- Maintain relationships with landlords, property owners, and relevant stakeholders
- Manage lease-related matters including renewals
- Ensure compliance with building by-laws, local authority requirements, and property regulations
Requirements:
- Bachelor's degree in Management, Operations, Facilities Management, or related discipline
- Minimum 5 years of experience in operations and/or property management
- Exposure to self-storage, real estate, logistics, or warehousing is an advantage
- Experience in lease management, site sourcing, or property-related functions preferred
- Strong leadership, organisational, and customer service skills
- Working knowledge of property maintenance, contracts management, fire safety, and regulatory compliance
- Proficient in MS Office and operational reporting tools
- Strong communication skills in English and Bahasa Malaysia
- Additional language skills (e.g. Mandarin, Japanese, Korean) are an advantage
- Role covers multiple sites; presence on-site is required when incidents arise, including outside standard working hours where necessary (if any)
