Job Description

Job Title: Project Manager (Property Development)

Job Responsibilities:

  • Represent the developer as the key point of contact, coordinating effectively with consultants, contractors, and local authorities to ensure smooth project execution.
  • Lead end-to-end project delivery, ensuring completion within timeline, budget, and required quality and marketability standards.
  • Plan, schedule, and oversee all project activities from pre-development, planning, design, and authority approvals through to completion and handover.
  • Manage and coordinate the full design team, including Architects, Civil & Structural Engineers, MEP Engineers, and Interior Designers.
  • Review design proposals and drive value engineering initiatives across architectural, infrastructure, and M&E scopes prior to tender stage.
  • Oversee and manage authority submissions (including KM submission) and approvals, ensuring all regulatory requirements are secured ahead of project launch.
  • Liaise closely with utility authorities (e.g. TNB) and relevant agencies to ensure timely approvals and coordination of infrastructure requirements.
  • Monitor project costs against feasibility studies, control budgets, and minimise variation orders (VO).
  • Manage the process of obtaining Certificate of Completion and Compliance (CCC) within targeted timelines.
  • Conduct regular site inspections to ensure quality of workmanship and adherence to project KPIs.

Requirements:

  • Bachelor's Degree in Civil & Structural Engineering or Project / Construction Management.
  • Minimum 8-10 years of site experience in property development environment.
  • Hands-on experience in project planning, design coordination, KM submission, and authority approvals.
  • Experience liaising with local authorities and utility providers (e.g. TNB) for project approvals and infrastructure coordination.
  • Strong understanding of the full property development lifecycle (planning, design, submissions, construction, and CCC).
  • Familiar with local regulatory requirements, approval processes, and CCC procedures.
  • Strong project management, coordination, and stakeholder management skills.
  • Ability to manage multiple projects and work in a fast-paced environment.
  • Willing to be based in Southern Region.
