Position: Project Manager
Work Location: Pasir Gudang, Johor
Working Hours: 5 days, Monday to Friday 8:00AM-5:00PM
Salary Package: Basic up to RM6,000-12,000 (depends on experience)
Responsibilities:
Pre-Construction & Project Planning
Participate in project tendering activities, including preparation of construction organization plans, technical proposals, and cost estimations.
Organize and participate in drawing reviews; liaise with design consultants, clients, and supervision teams to clarify design intent and propose optimization solutions.
Prepare overall construction plans, method statements, project schedules, and resource allocation plans, and ensure approval by management and consultants before implementation.
Manage all pre-construction preparations, including site planning, manpower mobilization, procurement planning, and scheduling of materials and equipment.
On-Site Project Management
Oversee daily site operations, coordinate construction sequences, and manage multiple subcontractors to ensure smooth and efficient progress.
Monitor and control construction quality, ensuring compliance with approved drawings, specifications, codes, and method statements.
Organize inspections for concealed works, work stages, and final acceptance; ensure timely rectification of quality issues.
Implement safety management systems, conduct safety briefings, training, and regular inspections, and address site safety risks and incidents.
Manage site materials and equipment, including inspection upon delivery, storage, usage control, and compliance with quality standards.
Cost & Schedule Control
Track project budget execution and control cost expenditures.
Review variation orders, site instructions, and change requests to ensure cost reasonableness.
Prepare progress claims, payment applications, and support final account and project close-out activities.
Monitor project schedules, analyze deviations between planned and actual progress, and implement corrective measures to ensure timely project completion.
Stakeholder Coordination & Documentation
Act as the primary point of contact between clients, consultants, subcontractors, and internal teams.
Provide regular project updates and coordinate resolution of technical, quality, safety, and schedule issues.
Organize and maintain complete project documentation, including technical records, quality inspections, safety documents, and as-built records, in compliance with statutory and handover requirements.
Project Close-Out & Post-Completion
Lead project completion and handover processes, including coordination of final inspections and statutory approvals.
Manage final accounts and liaise with auditors to complete project settlement and outstanding payment recovery.
Conduct project reviews and prepare post-project evaluation reports to capture lessons learned.
Handle defect liability period (DLP) works and coordinate rectification and warranty-related maintenance.
Requirements:
Diploma or above in Mechanical & Electrical Installation Engineering, Electrical Engineering and Automation, or other related disciplines.
Minimum of 5 years experience in M&E installation project execution or project management.
Candidates with proven experience in independently managing medium-sized or larger M&E installation projects will be highly preferred
Strong knowledge of national regulations, industry standards, and construction practices related to M&E installation; capable of independently preparing construction methods, method statements, and technical briefing documents.
Excellent project coordination, cost control, and schedule management skills; able to effectively resolve on-site technical, quality, and safety issues.
Strong communication, coordination, and team leadership abilities; capable of managing relationships with multiple stakeholders and leading project teams to achieve project objectives.
Able to work under pressure and willing to be site-based and travel as required.
