Job Description
Your responsibilities as the Property Executive will include but not limited to:
Leasing & Expansion
- Identify and secure suitable retail spaces for the company.
- Source and evaluate potential malls based on footfall, catchment, tenant mix, positioning, and commercial viability.
- Lead and support lease negotiations, including rental structures, commercial terms, incentives, and tenancy conditions.
- Prepare and present leasing proposals, financial justifications, site analysis, and approval papers for management review.
- Support execution of approved expansion plans in line with the Company's growth strategy.
Market & Site Analysis
- Conduct detailed market and site analysis, including footfall trends, demographics, competitor presence, and sales potential.
- Benchmark rental rates, occupancy costs, and performance metrics against comparable malls and locations.
- Analyse trade areas and catchment profiles (income levels, age groups, spending patterns).
- Provide recommendations on store feasibility, expected sales performance, and risk factors.
- Collect and maintain market intelligence on retail trends, competitor movements, and landlord strategies.
Tenant & Landlord Management
- Act as the key liaison between landlords (mall management) and internal stakeholders.
- Build and maintain strong working relationships with mall leasing teams for current and future opportunities.
- Monitor store performance, including sales productivity, gross turnover rent, and occupancy costs.
- Manage tenancy-related matters such as renewals, rental reviews, variations, and dispute resolution.
- Ensure proper tracking, follow-up, and timely execution of tenancy documentation.
Marketing & Promotions
- Support mall and event marketing initiatives in collaboration with internal teams to drive footfall and sales.
- Identify and evaluate potential advertising and promotional spaces within malls to enhance brand visibility.
Documentation, Reporting & Coordination
- Assist in managing tenancy-related legal documentation in coordination with Legal and Finance teams.
- Maintain accurate leasing data, reports, and dashboards for management review.
- Work closely with Finance, Legal, Operations, and Project teams on tenancies, openings, renewals, and compliance matters.
- Other tasks as assigned by management as and when required.
Qualifications
- 2 – 4 years of relevant experience in retail leasing or property management, preferably involving shopping malls or retail brands.
- Hands-on exposure to lease negotiations, tenancy management, and renewals.
- Strong analytical skills with the ability to prepare financial justifications and site evaluations.
- Able to work independently with minimal supervision and manage multiple priorities.
- Strong communication and stakeholder management skills.
- Possesses own transport and willing to travel outstation when required.
