Job Summary:
To support the developer's responsibilities during Vacant Possession (VP) and Defect Liability Period (DLP), including customer service, defects rectification, strata liaison and basic building maintenance.
Key Accountabilities:
1) Coordinate the Delivery of VP including scheduling, handover documentation, unit readiness and briefing to purchaser.
2) Attend to purchaser and tenant enquiries promptly and professionally.
3) Conduct and support joint inspections with purchasers during VP and handover.
4) Maintain on-going communication with owners to manage expectations and support post-VP service.
5) Receive, record and track defect submissions in purchaser units and common areas during DLP.
6) Coordinate rectification works with contractors and consultants, and follow through to closure.
7) Conduct verification checks to confirm proper completion before handover to owners.
8) Highlight recurring defects or quality issues to management for improvement.
9) Represent the developer at Joint-Management Body (JMB)/ Management Corporation (MC) meetings as required.
10) Liaise with JMB, managing agents and relevant authorities on operational matters, service delivery and defect responsibilities.
11) Assist in transition from developer management to JMB/ MC.
12) Ensure all unsold, vacant or tenanted units are properly maintained and presentable.
13) Conduct routine site inspections and raise work orders when required.
14) Support upkeep of commercial tenant's essential services such as air-conditioning, utilities and access control.
15) Supervise contractors and general workers on site (where assigned).
16) Prepare simple scopes, quotations or requisitions for minor repairs and upgrades.
17) Maintain proper documentation, reports and filing for VP, defect rectification and correspondence.
18) Perform other duties as assigned from time to time and any tasks which related to the execution of the above tasks.
Job Requirements:
1) Degree in Property/ Building Management or relevant field.
2) Minimum 3 - 5 years experience in property management, preferably involving in VP & DLP.
3) Experience in supervising service contractors and managing statutory compliance is essential.
4) Good communication and customer service skills.
5) Basic understanding of strata management and building operations.
